Air-cooled screw chiller controller · BACnet points list

Trane Symbio 800 Sintesis RTAF BACnet points list

Updated 28 October 2026

Short answer

Sintesis RTAF chillers with Symbio 800 publish about 830 BACnet objects, each also mapped to a Modbus register in the same table. About 540 are per-alarm diagnostic binary inputs; the rest cover water temperatures, refrigerant circuits, compressors, condenser fans, free cooling and heat recovery. The BAS writes chilled water setpoint, demand limit, mode, lockouts and auto/stop.

This page lists 826 BACnet objects for the Trane Symbio 800 Sintesis RTAF — 23 of them writable — with each object’s type, instance number, name, engineering units and access. It is re-typed from Trane’s own free documentation, linked below.

BMS integration notes: Trane Symbio 800 Sintesis RTAF

Integration in brief

Put the chiller on the network (BACnet MS/TP or IP), then write the auto/stop command, chilled water setpoint, demand limit and mode. Read back running state, leaving water temperature and capacity. Check the local-setpoint flag to confirm the BAS setpoints are actually in use. Most remaining objects are read-only status and per-alarm diagnostic flags.

Minimum points to map

The short list most integrators start with — enough to run the unit from a BMS. Map more as the job needs.

Enable & remote start

BV 10100 Chiller Auto Stop Command BAS (0 = Stop, 1 = Auto) is the BMS auto/stop; with it at Auto the chiller runs when its own run conditions are met. BI 10122 External Auto Stop Status reports the hardwired external auto/stop input, and BI 10101 Run Enable shows whether the chiller is enabled to run. The documents don't say how the two combine or how to hand setpoint control to the BAS; BI 10102 Local Setpoint Control shows when the chiller is using local setpoints instead of BAS setpoints, and MI 10107 Chiller Setpoint Source shows BAS, External or Front Panel.

Heartbeat & communication loss

No timeout or heartbeat is described. The list includes the diagnostic flags BI 11232 'Diagnostic: BAS Communication Lost', BI 11233 'Diagnostic: BAS Failed to Establish Communication' and BI 11125 'Comm Loss: Local BAS Interface'; the document doesn't say what timeout sets them or what the chiller does when they are set.

Type: AI, AO, AV, BI, BO, BV, MI/MO/MV (multi-state) · Access: Read read-only, Write writable, Command writable with a priority array.

Note: the source document has no read/write column, so access here is inferred from the object type (inputs read-only, values writable). Confirm on the live controller before writing.

Integration notes

Check it against the live device. A points list tells you what the controller can expose; the unit in front of you may differ by firmware or installed options. Easy BACnet scans a network for BACnet IP devices from an Android phone, reads every object on the Symbio 800 Sintesis RTAF and exports what it actually has to Excel — free. New to BACnet? Start with what a BACnet points list is and what the object types mean.

Questions about the Trane Symbio 800 Sintesis RTAF

How many BACnet points does the Trane Symbio 800 Sintesis RTAF have?

This list has 826 BACnet objects: 137 analog inputs, 5 analog values, 658 binary inputs, 17 binary values, 8 multi-state inputs, 1 multi-state value. The exact set on a given unit depends on its firmware, installed options and configuration.

Which Trane Symbio 800 Sintesis RTAF BACnet points are writable?

23 of the 826 objects accept a write. Points marked Command have a priority array: a write holds until it is released, so release it back to automatic when you are done. The source has no read/write column, so this is inferred from object type.

Where is the official Trane Symbio 800 Sintesis RTAF BACnet documentation?

The source is Symbio 800 Integration Points List BACnet/Modbus - Sintesis Model RTAF (BAS-PTS013B-EN), revision 04/07/2026, published free by Trane at https://elibrary.tranetechnologies.com/public/commercial-hvac/Literature/Points%20List/BAS-PTS013B-EN_04072026.pdf.

What are the minimum BACnet points to integrate the Trane Symbio 800 Sintesis RTAF?

Start with BV 10100 Chiller Auto Stop Command BAS (BMS auto/stop (enable) command); MV 10100 Chiller Mode Command BAS (Cool/heat/ice/free-cooling mode command); AV 10100 Chilled Water Setpoint (Chilled water setpoint from the BMS); AV 10101 Demand Limit Setpoint (Capacity (demand) limit from the BMS); BI 10104 Chiller Running State (Chiller on/off status); BI 10102 Local Setpoint Control (Shows if local setpoints override BAS setpoints); AI 10107 Evaporator Leaving Water Temperature (Leaving chilled water temperature); AI 10113 Actual Running Capacity (Actual running capacity in percent); BI 10110 Diagnostic Present (Any active diagnostic (alarm) on the chiller).

How do I enable BMS control of the Trane Symbio 800 Sintesis RTAF?

Does the Trane Symbio 800 Sintesis RTAF need a BACnet heartbeat or have a communication timeout?

No timeout or heartbeat is described. The list includes the diagnostic flags BI 11232 'Diagnostic: BAS Communication Lost', BI 11233 'Diagnostic: BAS Failed to Establish Communication' and BI 11125 'Comm Loss: Local BAS Interface'; the document doesn't say what timeout sets them or what the chiller does when they are set.

How do I check these points on the real Symbio 800 Sintesis RTAF?

Scan the network with a BACnet IP browser such as Easy BACnet, open the device and compare its object list with this table. Anything missing is usually an option that isn't installed or a point that is disabled in the controller's configuration.
