Trane Symbio 400-B/500 Water-Source Heat Pump BACnet points list

Updated 28 October 2026

Short answer

The Symbio 400-B/500 is Trane's programmable controller for water-source heat pumps and is BTL listed as a B-BC. The guide covers BACnet MS/TP in detail; Symbio UI also offers BACnet IP, BACnet Air-Fi, Modbus RTU and Modbus TCP. The WSHP application exposes about 100 objects: wired sensor inputs, BAS sensor and setpoint values, occupancy, mode and fan speed requests, capacity status and diagnostics.

This page lists 102 BACnet objects for the Trane Symbio 400-B/500 Water-Source Heat Pump — 51 of them writable — with each object’s type, instance number, name, engineering units and access. It is re-typed from Trane’s own free documentation, linked below.

BMS integration notes: Trane Symbio 400-B/500 Water-Source Heat Pump

Integration in brief

Set the rotary address, then use Symbio UI (USB, http://198.80.18.1) BAS Control Selection to pick BAS or Local for each sensor and setpoint. Schedule with MV 6 Occupancy Request, write AV 27 Space Temperature Setpoint BAS and MV 4 Heat Cool Mode Request, and put the BAS sensor objects in service and refresh them at least every 15 minutes.

Minimum points to map

The short list most integrators start with — enough to run the unit from a BMS. Map more as the job needs.

Enable & remote start

The BAS controls the unit by writing values and putting points in or out of service. BAS Control Selection in Symbio UI chooses BAS or Local per sensor and setpoint. MV 9 Emergency Override BAS stops the unit for any value other than 1 = Normal, and AV 10 Compressor Enable BAS limits or disables compressor capacity.

Heartbeat & communication loss

BAS-supplied sensor objects (AV 14 Space Temperature BAS, AV 2 Space Humidity BAS, AV 4 Source Water Temperature BAS) must be rewritten at least every 15 minutes. If a write is not seen in time the object goes to fault and the unit uses its own sensor; at power-up they start in fault until written.

Sensors & values from the BMS

Put the BAS sensor objects in service (out of service by default), then write AV 14 Space Temperature BAS, AV 2 Space Humidity BAS and AV 4 Source Water Temperature BAS. AV 59, AV 6 and AV 5 show the value actually in use. AV 27 Space Temperature Setpoint BAS replaces the local setpoint while in service.

Integration notes

Check it against the live device. A points list tells you what the controller can expose; the unit in front of you may differ by firmware or installed options. Easy BACnet scans a network for BACnet IP devices from an Android phone, reads every object on the Symbio 400-B/500 Water-Source Heat Pump and exports what it actually has to Excel — free. New to BACnet? Start with what a BACnet points list is and what the object types mean.

Questions about the Trane Symbio 400-B/500 Water-Source Heat Pump

How many BACnet points does the Trane Symbio 400-B/500 Water-Source Heat Pump have?

This list has 102 BACnet objects: 7 analog inputs, 1 analog output, 45 analog values, 7 binary inputs, 8 binary outputs, 18 binary values, 4 multi-state inputs, 1 multi-state output, 11 multi-state values. The exact set on a given unit depends on its firmware, installed options and configuration.

Which Trane Symbio 400-B/500 Water-Source Heat Pump BACnet points are writable?

51 of the 102 objects accept a write. Points marked Command have a priority array: a write holds until it is released, so release it back to automatic when you are done. The source has no read/write column, so this is inferred from object type.

Where is the official Trane Symbio 400-B/500 Water-Source Heat Pump BACnet documentation?

The source is Integration Guide - Symbio 400-B/500 Programmable Controller for Water Source Heat Pump (BAS-SVP061B-EN), revision December 2024, published free by Trane at https://www.trane.com/content/dam/Trane/Commercial/media/documents/BAS-SVP061B-EN_12082024.pdf.

What are the minimum BACnet points to integrate the Trane Symbio 400-B/500 Water-Source Heat Pump?

Start with MV 6 Occupancy Request (Occupancy command from the BMS schedule); MV 4 Heat Cool Mode Request (Heat/cool mode command); AV 27 Space Temperature Setpoint BAS (Space setpoint from the BMS); BV 2 Reset Diagnostic (Reset diagnostics (self-clears)); MV 7 Occupancy Status (Confirms the occupancy in effect); MV 5 Heat Cool Mode Status (Heat/cool mode in effect); AV 59 Space Temperature Active (Space temperature the unit controls to); AI 8 Leaving Water Temperature (Leaving water temperature); BV 15 Diagnostic: Compressor 1 Failure (Compressor 1 protection trip).

How do I enable BMS control of the Trane Symbio 400-B/500 Water-Source Heat Pump?

The BAS controls the unit by writing values and putting points in or out of service. BAS Control Selection in Symbio UI chooses BAS or Local per sensor and setpoint. MV 9 Emergency Override BAS stops the unit for any value other than 1 = Normal, and AV 10 Compressor Enable BAS limits or disables compressor capacity.

Does the Trane Symbio 400-B/500 Water-Source Heat Pump need a BACnet heartbeat or have a communication timeout?

BAS-supplied sensor objects (AV 14 Space Temperature BAS, AV 2 Space Humidity BAS, AV 4 Source Water Temperature BAS) must be rewritten at least every 15 minutes. If a write is not seen in time the object goes to fault and the unit uses its own sensor; at power-up they start in fault until written.

Can the BMS supply sensor values to the Trane Symbio 400-B/500 Water-Source Heat Pump?

Put the BAS sensor objects in service (out of service by default), then write AV 14 Space Temperature BAS, AV 2 Space Humidity BAS and AV 4 Source Water Temperature BAS. AV 59, AV 6 and AV 5 show the value actually in use. AV 27 Space Temperature Setpoint BAS replaces the local setpoint while in service.

How do I check these points on the real Symbio 400-B/500 Water-Source Heat Pump?

Scan the network with a BACnet IP browser such as Easy BACnet, open the device and compare its object list with this table. Anything missing is usually an option that isn't installed or a point that is disabled in the controller's configuration.
