Trane Symbio 800 ACSA (UC800) BACnet points list

Updated 28 October 2026

Short answer

This Symbio 800 list for ACSA chillers has about 340 BACnet objects with low instance numbers: AI 1-150, BI 1-26 for status and BI 506-943 for diagnostics. The BAS writes chilled and hot water setpoints, demand limit, heat recovery, noise reduction, circuit lockouts, mode and auto/stop; auto/stop and mode are multistate values.

This page lists 342 BACnet objects for the Trane Symbio 800 ACSA (UC800) — 13 of them writable — with each object’s type, instance number, name, engineering units and access. It is re-typed from Trane’s own free documentation, linked below.

BMS integration notes: Trane Symbio 800 ACSA (UC800)

Integration in brief

Put the chiller on the network (BACnet MS/TP or IP), then write the auto/stop command, chilled water setpoint, demand limit and mode. Read back running state, leaving water temperature and capacity. Check the local-setpoint flag to confirm the BAS setpoints are actually in use. Most remaining objects are read-only status and per-alarm diagnostic flags.

Minimum points to map

The short list most integrators start with — enough to run the unit from a BMS. Map more as the job needs.

ObjectNameWhyAccess
MV 1BAS Chiller Auto Stop CommandBMS auto/stop command (1 = Stop, 2 = Auto)Write
MV 2BAS Chiller Mode CommandCool/heat/ice mode commandWrite

Enable & remote start

MV 1 BAS Chiller Auto Stop Command (1 = Stop, 2 = Auto) is the BMS auto/stop; with it at Auto the chiller runs when its own run conditions are met. MI 7 External Auto Stop reports the hardwired external auto/stop input, and BI 1 Run Enable shows whether the chiller is enabled to run. The documents don't say how the two combine or how to hand setpoint control to the BAS; BI 2 Local Setpoint Control shows when the chiller is using local setpoints instead of BAS setpoints, and MI 5 Active Chilled Water Setpoint Source shows front panel, external, ice machine or BAS.

Heartbeat & communication loss

No timeout or heartbeat is described. The list includes the diagnostic flags BI 881 'BAS Communication Lost', BI 882 'BAS Failed to Establish Communication' and BI 600 'Comm Loss: Local BAS Interface'; the document doesn't say what timeout sets them or what the chiller does when they are set.

Type: AI, AO, AV, BI, BO, BV, MI/MO/MV (multi-state) · Access: Read read-only, Write writable, Command writable with a priority array.

Note: the source document has no read/write column, so access here is inferred from the object type (inputs read-only, values writable). Confirm on the live controller before writing.

Integration notes

Check it against the live device. A points list tells you what the controller can expose; the unit in front of you may differ by firmware or installed options. Easy BACnet scans a network for BACnet IP devices from an Android phone, reads every object on the Symbio 800 ACSA (UC800) and exports what it actually has to Excel — free. New to BACnet? Start with what a BACnet points list is and what the object types mean.

Questions about the Trane Symbio 800 ACSA (UC800)

How many BACnet points does the Trane Symbio 800 ACSA (UC800) have?

This list has 342 BACnet objects: 58 analog inputs, 4 analog values, 260 binary inputs, 6 binary values, 11 multi-state inputs, 3 multi-state values. The exact set on a given unit depends on its firmware, installed options and configuration.

Which Trane Symbio 800 ACSA (UC800) BACnet points are writable?

13 of the 342 objects accept a write. Points marked Command have a priority array: a write holds until it is released, so release it back to automatic when you are done. The source has no read/write column, so this is inferred from object type.

Where is the official Trane Symbio 800 ACSA (UC800) BACnet documentation?

The source is Symbio 800 Integration Points List BACnet - ACSA (UC800) (BAS-PTS026A-EN), revision 12/6/2024, published free by Trane at https://elibrary.tranetechnologies.com/public/commercial-hvac/Literature/Points%20List/BAS-PTS026A-EN_12062024.pdf.

What are the minimum BACnet points to integrate the Trane Symbio 800 ACSA (UC800)?

Start with MV 1 BAS Chiller Auto Stop Command (BMS auto/stop command (1 = Stop, 2 = Auto)); MV 2 BAS Chiller Mode Command (Cool/heat/ice mode command); AV 1 Chilled Water Setpoint (Chilled water setpoint from the BMS); AV 3 Demand Limit Setpoint (Capacity (demand) limit from the BMS); BI 4 Chiller Running State (Chiller on/off status); BI 2 Local Setpoint Control (Shows if local setpoints override BAS setpoints); AI 4 Evaporator Leaving Water Temperature (Leaving chilled water temperature); AI 21 Actual Running Capacity (Actual running capacity in percent); BI 10 Alarm Present (Any active alarm on the chiller).

How do I enable BMS control of the Trane Symbio 800 ACSA (UC800)?

Does the Trane Symbio 800 ACSA (UC800) need a BACnet heartbeat or have a communication timeout?

No timeout or heartbeat is described. The list includes the diagnostic flags BI 881 'BAS Communication Lost', BI 882 'BAS Failed to Establish Communication' and BI 600 'Comm Loss: Local BAS Interface'; the document doesn't say what timeout sets them or what the chiller does when they are set.

How do I check these points on the real Symbio 800 ACSA (UC800)?

Scan the network with a BACnet IP browser such as Easy BACnet, open the device and compare its object list with this table. Anything missing is usually an option that isn't installed or a point that is disabled in the controller's configuration.
