Daikin Applied MicroTech III Fan Coil Unit Controller BACnet points list

Updated 28 October 2026

Short answer

The MicroTech III fan coil controller joins a BACnet MS/TP trunk through a plug-in BACnet communication module (a LonWorks module is the alternative; only the BACnet objects are listed here). Points cover space, water and discharge temperatures, occupancy setpoints and differentials, valve and economizer tuning, network space temperature and setpoint inputs, occupancy and application mode commands, alarm status and PI loop objects. Configuration (cp...) objects live in non-volatile memory.

This page lists 76 BACnet objects for the Daikin Applied MicroTech III Fan Coil Unit Controller — 50 of them writable — with each object’s type, instance number, name, engineering units and access. It is re-typed from Daikin Applied’s own free documentation, linked below.

BMS integration notes: Daikin Applied MicroTech III Fan Coil Unit Controller

Integration in brief

Give the module a unique MAC and instance, then command occupancy and application mode and, if the BMS owns the setpoint, write Temperature Setpoint Input after disabling local setpoint adjust. Supply the space or water temperature from the BMS only when needed, and use Receive Heartbeat if overrides must fall back when the BMS goes quiet.

Minimum points to map

The short list most integrators start with — enough to run the unit from a BMS. Map more as the job needs.

ObjectNameWhyAccess
MV 6OccManCmdOccupancy override from the BMSCommand
MV 9ApplicModeApplication mode (Auto/Heat/Cool/Off/Fan/Economy/Dehumid)Command
AV 37SetpointNetwork reference setpointCommand
BV 1ClearAlarmClear the current alarmWrite
MV 4McQFcuStatusUnit operating statusRead
AV 22EffectSpaceTempSpace temperature used for controlRead
MV 3Fan SpeedCommanded fan speedRead
MV 1CurrentAlarmHighest-priority active alarmRead

Enable & remote start

No local/remote switch is described. Network inputs take effect when written: Application Mode Input (MV 9) overrides the room sensor mode switch, Occupancy Override Input (MV 6) and Occupancy Scheduler Input (MV 7) set occupancy, Energy Hold Off (MV 11) forces standby setpoints. These overrides revert to Null after a controller reboot.

Heartbeat & communication loss

Receive Heartbeat (AV 34, cpRcvHrtBt, 0-6553.4 s, default 0 = disabled, v1.1 and later) is the longest a supported override may go without being rewritten before it reverts to its default. Supported points: AV 35, AV 36, AV 38, MV 7, MV 8, MV 9, MV 10, MV 11 and MV 13. Disabling device communication also triggers the revert.

Sensors & values from the BMS

Write the space temperature to Space Temperature Input (AV 36) and the water temperature to Remote Entering Water Temperature (AV 35); the effective values (AV 22, AV 20) use the local sensors unless these hold valid values. Temperature Setpoint Input (AV 37) sets the occupied/standby reference setpoint once local setpoint adjust is disabled with MV 12 = 1. Temperature Setpoint Offset Input (AV 38) shifts the occupied and standby setpoints. Occupancy Sensor Input (MV 8) accepts a network occupancy sensor.

Integration notes

Check it against the live device. A points list tells you what the controller can expose; the unit in front of you may differ by firmware or installed options. Easy BACnet scans a network for BACnet IP devices from an Android phone, reads every object on the MicroTech III Fan Coil Unit Controller and exports what it actually has to Excel — free. Questions about the Daikin Applied MicroTech III Fan Coil Unit Controller

How many BACnet points does the Daikin Applied MicroTech III Fan Coil Unit Controller have?

This list has 76 BACnet objects: 5 analog inputs, 45 analog values, 1 binary input, 5 binary values, 4 loops, 2 multi-state inputs, 14 multi-state values. The exact set on a given unit depends on its firmware, installed options and configuration.

Which Daikin Applied MicroTech III Fan Coil Unit Controller BACnet points are writable?

50 of the 76 objects accept a write. Points marked Command have a priority array: a write holds until it is released, so release it back to automatic when you are done.

Where is the official Daikin Applied MicroTech III Fan Coil Unit Controller BACnet documentation?

The source is MicroTech III Fan Coil Unit Controller Protocol Information (LonWorks / BACnet MS/TP) (ED 15135-6), revision 2021-01, published free by Daikin Applied at https://tahoeweb.daikinapplied.com/api/general/DownloadDocumentByName/media/MicroTech%20III%20FCU%20Unit%20Controller%20Protocol%20Information%20Daikin%20ED%2015135-6.pdf.

What are the minimum BACnet points to integrate the Daikin Applied MicroTech III Fan Coil Unit Controller?

Start with MV 6 OccManCmd (Occupancy override from the BMS); MV 9 ApplicMode (Application mode (Auto/Heat/Cool/Off/Fan/Economy/Dehumid)); AV 37 Setpoint (Network reference setpoint); BV 1 ClearAlarm (Clear the current alarm); MV 4 McQFcuStatus (Unit operating status); AV 22 EffectSpaceTemp (Space temperature used for control); MV 3 Fan Speed (Commanded fan speed); MV 1 CurrentAlarm (Highest-priority active alarm).

How do I enable BMS control of the Daikin Applied MicroTech III Fan Coil Unit Controller?

No local/remote switch is described. Network inputs take effect when written: Application Mode Input (MV 9) overrides the room sensor mode switch, Occupancy Override Input (MV 6) and Occupancy Scheduler Input (MV 7) set occupancy, Energy Hold Off (MV 11) forces standby setpoints. These overrides revert to Null after a controller reboot.

Does the Daikin Applied MicroTech III Fan Coil Unit Controller need a BACnet heartbeat or have a communication timeout?

Receive Heartbeat (AV 34, cpRcvHrtBt, 0-6553.4 s, default 0 = disabled, v1.1 and later) is the longest a supported override may go without being rewritten before it reverts to its default. Supported points: AV 35, AV 36, AV 38, MV 7, MV 8, MV 9, MV 10, MV 11 and MV 13. Disabling device communication also triggers the revert.

Can the BMS supply sensor values to the Daikin Applied MicroTech III Fan Coil Unit Controller?

Write the space temperature to Space Temperature Input (AV 36) and the water temperature to Remote Entering Water Temperature (AV 35); the effective values (AV 22, AV 20) use the local sensors unless these hold valid values. Temperature Setpoint Input (AV 37) sets the occupied/standby reference setpoint once local setpoint adjust is disabled with MV 12 = 1. Temperature Setpoint Offset Input (AV 38) shifts the occupied and standby setpoints. Occupancy Sensor Input (MV 8) accepts a network occupancy sensor.

How do I check these points on the real MicroTech III Fan Coil Unit Controller?

Scan the network with a BACnet IP browser such as Easy BACnet, open the device and compare its object list with this table. Anything missing is usually an option that isn't installed or a point that is disabled in the controller's configuration.
