Carrier AquaForce 30XA 080-501 (UPC Open BACnet option) BACnet points list
Updated 28 October 2026
This 30XA list covers the UPC Open BACnet MS/TP option on 30XA080-501 chillers. It has about 270 AVs and BVs: start/stop, occupancy, emergency stop, control point, demand and current limit, heat/cool select, setpoints, water temperatures, refrigerant pressures, fan and compressor run hours, pumps and alarm state.
This page lists 268 BACnet objects for the Carrier AquaForce 30XA 080-501 (UPC Open BACnet option) — 45 of them writable — with each object’s type, instance number, name, engineering units and access. It is re-typed from Carrier’s own free documentation, linked below.

BMS integration notes: Carrier AquaForce 30XA 080-501 (UPC Open BACnet option)
Address the UPC Open, set the MS/TP DIP switches, and run the chiller in network (CCN) mode. The BMS writes chiller start/stop and occupancy, control point and demand limit; read run status, leaving fluid temperature, capacity and alarm state.
Minimum points to map
The short list most integrators start with — enough to run the unit from a BMS. Map more as the job needs.
| Object | Name | Why | Access |
|---|---|---|---|
| BV 1 | chil_s_s_1 | Network start/stop (0 Disable, 1 Enable) | Write |
| BV 2 | chil_occ_1 | Network occupied command | Write |
| BV 56 | emstop_1 | Emergency stop command | Write |
| AV 83 | ctrl_pnt_1 | Control point (leaving fluid setpoint) | Write |
| AV 79 | dem_lim_1 | Demand limit, 0-100 % | Write |
| AV 93 | status_1 | Run status code | Read |
| AV 96 | cool_lwt_1 | Cooler leaving fluid temperature | Read |
| AV 87 | cap_t_1 | Percent total capacity | Read |
| AV 137 | alm_1 | Alarm state: 0 Normal, 1 Partial, 2 Shutdown | Read |
Enable & remote start
Press the Start/Stop button on the Carrier Controller display and select CCN Mode on the Equipment Start screen. CHIL_S_S (BV 1) then starts and stops the chiller: forced to Disable the unit stops, forced to Enable it runs per schedule 1.
Heartbeat & communication loss
The manual says that if communication with the network is lost, the machine starts and is controlled locally.
Network setup
- The BACnet option adds a UPC Open controller; it speaks BACnet MS/TP at 9600, 19.2k, 38.4k or 76.8k (Carrier default 76.8k), set on BAS port DIP switches DS1-DS2.
- For MS/TP set DS3 to enable, DS4 to E1-485 and the protocol switches DS5-DS8 to MSTP; the EIA-485 jumpers must be set to EIA-485 and 2W.
- MAC address from the two rotary switches (tens and ones); the controller reads switches and DIP settings only at power-up.
- Device instance is auto-generated as the network number (default 16101) followed by the MAC address, e.g. MAC 20 gives 1610120; change it with i-Vu Tools or a BACview.
- Fit a BT485 terminator on the first and last controller of the MS/TP segment.
Watch out for
- The 30XA also has a separate BACnet/Modbus translator option with a different point list.

Integration notes
- BACnet comes from the optional UPC Open controller, mounted in a separate enclosure below the main control box; object names end in _1.
- The Network Points List gives a point description, CCN name, read/write, units, default and range for each object; descriptions here are the printed point descriptions.
- This is the UPC Open BACnet MS/TP option for 30XA080-501 with the Carrier Controller display. The separate 30XA BACnet/Modbus translator list (30XA-100T, 30XA140-352 with Touch Pilot) is a different interface with its own, much shorter object list; check which one is fitted.
- The table has no CCN name column on these pages.
- AV 93 Run Status codes: 0 Off, 1 Running, 2 Stopping, 3 Delay, 4 Tripout, 5 Ready, 6 Override, 7 Defrost, 8 Run Test, 9 Test. AV 137 Alarm State: 0 Normal, 1 Partial, 2 Shutdown.
Check it against the live device. A points list tells you what the controller can expose; the unit in front of you may differ by firmware or installed options. Easy BACnet scans a network for BACnet IP devices from an Android phone, reads every object on the AquaForce 30XA 080-501 (UPC Open BACnet option) and exports what it actually has to Excel — free. New to BACnet? Start with what a BACnet points list is and what the object types mean.
Questions about the Carrier AquaForce 30XA 080-501 (UPC Open BACnet option)
How many BACnet points does the Carrier AquaForce 30XA 080-501 (UPC Open BACnet option) have?
This list has 268 BACnet objects: 143 analog values, 125 binary values. The exact set on a given unit depends on its firmware, installed options and configuration.
Which Carrier AquaForce 30XA 080-501 (UPC Open BACnet option) BACnet points are writable?
45 of the 268 objects accept a write. Points marked Command have a priority array: a write holds until it is released, so release it back to automatic when you are done.
Where is the official Carrier AquaForce 30XA 080-501 (UPC Open BACnet option) BACnet documentation?
The source is AquaForce 30XA080-501 Air-Cooled Liquid Chillers - Controls, Start-Up, Operation, Service and Troubleshooting (Appendix G, BACnet Communication, Network Points List) (30XA-7T), revision 2-24, published free by Carrier at https://www.shareddocs.com/hvac/docs/1005/Public/0E/30XA-7T.pdf.
What are the minimum BACnet points to integrate the Carrier AquaForce 30XA 080-501 (UPC Open BACnet option)?
Start with BV 1 chil_s_s_1 (Network start/stop (0 Disable, 1 Enable)); BV 2 chil_occ_1 (Network occupied command); BV 56 emstop_1 (Emergency stop command); AV 83 ctrl_pnt_1 (Control point (leaving fluid setpoint)); AV 79 dem_lim_1 (Demand limit, 0-100 %); AV 93 status_1 (Run status code); AV 96 cool_lwt_1 (Cooler leaving fluid temperature); AV 87 cap_t_1 (Percent total capacity); AV 137 alm_1 (Alarm state: 0 Normal, 1 Partial, 2 Shutdown).
How do I enable BMS control of the Carrier AquaForce 30XA 080-501 (UPC Open BACnet option)?
Press the Start/Stop button on the Carrier Controller display and select CCN Mode on the Equipment Start screen. CHIL_S_S (BV 1) then starts and stops the chiller: forced to Disable the unit stops, forced to Enable it runs per schedule 1.
Does the Carrier AquaForce 30XA 080-501 (UPC Open BACnet option) need a BACnet heartbeat or have a communication timeout?
The manual says that if communication with the network is lost, the machine starts and is controlled locally.
How do I check these points on the real AquaForce 30XA 080-501 (UPC Open BACnet option)?
Scan the network with a BACnet IP browser such as Easy BACnet, open the device and compare its object list with this table. Anything missing is usually an option that isn't installed or a point that is disabled in the controller's configuration.
