Neptronic CMU Compact Make-up Air Unit BACnet points list

Updated 28 October 2026

Short answer

The CMU is a packaged make-up air heater with its own controller that exposes a fixed BACnet MS/TP object table. Objects are grouped into Integrator, Advanced and Factory lists, and MSV.2 Cfg_ObjectListMode selects which group the controller shows on the network. Points cover supply, room and outdoor air readings, airflow and temperature setpoints, damper and exhaust fan settings, and a long set of heater and sensor alarms.

This page lists 130 BACnet objects for the Neptronic CMU Compact Make-up Air Unit — 76 of them writable — with each object’s type, instance number, name, engineering units and access. It is re-typed from Neptronic’s own free documentation, linked below.

BMS integration notes: Neptronic CMU Compact Make-up Air Unit

Integration in brief

Start/stop the unit with BV.18 SystemOnOff, choose where the temperature setpoint comes from with MSV.17 (set Network to use AV.10), and command the fan through AV.7 CurrentAirflowSetpoint. Monitor supply air temperature, occupancy state and the alarm BVs.

Minimum points to map

The short list most integrators start with — enough to run the unit from a BMS. Map more as the job needs.

ObjectNameWhyAccess
BV 18SystemOnOffTurns the unit on or offWrite
MV 17Cfg_TempSetpointSourceSelect OnBoard, Tstat or Network setpoint sourceWrite
AV 10NetworkTempSetpointTemperature setpoint written by the BMSWrite
AV 7CurrentAirflowSetpointFan speed / airflow setpoint % (commandable)Command

BV 4CMUFanEnableShows whether the supply fan is enabledRead
AV 1SATSupply air temperatureRead
BV 19HostThermalCutoutAlarmHeater thermal cutout alarmRead
BV 28HostAirFlowDetectAlarmAirflow sensor alarmRead

Enable & remote start

BV.18 SystemOnOff turns the system on or off from the network. Occupancy can come from inputs (BV.13 enables them, BV.17 picks Unoccupied or Off when inactive) or from the internal schedule enabled by BV.11; without a schedule the unit stays occupied.

Sensors & values from the BMS

Set MSV.17 Cfg_TempSetpointSource to Network and write AV.10 NetworkTempSetpoint. MSV.16 selects whether control is on supply (SAT) or room (RAT) temperature; the doc lists no BMS-written temperature input.

Integration notes

Check it against the live device. A points list tells you what the controller can expose; the unit in front of you may differ by firmware or installed options. Easy BACnet scans a network for BACnet IP devices from an Android phone, reads every object on the CMU Compact Make-up Air Unit and exports what it actually has to Excel — free. New to BACnet? Start with what a BACnet points list is and what the object types mean.

Questions about the Neptronic CMU Compact Make-up Air Unit

How many BACnet points does the Neptronic CMU Compact Make-up Air Unit have?

This list has 130 BACnet objects: 14 analog inputs, 2 analog outputs, 48 analog values, 4 binary inputs, 2 binary outputs, 40 binary values, 20 multi-state values. The exact set on a given unit depends on its firmware, installed options and configuration.

Which Neptronic CMU Compact Make-up Air Unit BACnet points are writable?

76 of the 130 objects accept a write. Points marked Command have a priority array: a write holds until it is released, so release it back to automatic when you are done.

Where is the official Neptronic CMU Compact Make-up Air Unit BACnet documentation?

The source is Compact Make-up Air Unit BACnet Communication Module User Guide (CMU-BACnet Guide-211201), revision 2021-12-01, published free by Neptronic at https://www.neptronic.com/heaters/pdf/20211206/CMU-BACnet%20Guide-211201.pdf.

What are the minimum BACnet points to integrate the Neptronic CMU Compact Make-up Air Unit?

Start with BV 18 SystemOnOff (Turns the unit on or off); MV 17 Cfg_TempSetpointSource (Select OnBoard, Tstat or Network setpoint source); AV 10 NetworkTempSetpoint (Temperature setpoint written by the BMS); AV 7 CurrentAirflowSetpoint (Fan speed / airflow setpoint % (commandable)); MV 1 OccupancyState (Occupied, unoccupied or off); BV 4 CMUFanEnable (Shows whether the supply fan is enabled); AV 1 SAT (Supply air temperature); BV 19 HostThermalCutoutAlarm (Heater thermal cutout alarm); BV 28 HostAirFlowDetectAlarm (Airflow sensor alarm).

How do I enable BMS control of the Neptronic CMU Compact Make-up Air Unit?

BV.18 SystemOnOff turns the system on or off from the network. Occupancy can come from inputs (BV.13 enables them, BV.17 picks Unoccupied or Off when inactive) or from the internal schedule enabled by BV.11; without a schedule the unit stays occupied.

Can the BMS supply sensor values to the Neptronic CMU Compact Make-up Air Unit?

Set MSV.17 Cfg_TempSetpointSource to Network and write AV.10 NetworkTempSetpoint. MSV.16 selects whether control is on supply (SAT) or room (RAT) temperature; the doc lists no BMS-written temperature input.

How do I check these points on the real CMU Compact Make-up Air Unit?

Scan the network with a BACnet IP browser such as Easy BACnet, open the device and compare its object list with this table. Anything missing is usually an option that isn't installed or a point that is disabled in the controller's configuration.
