Neptronic SKS4 BACnet points list

Updated 28 October 2026

Short answer

The SKS4 makes clean steam from a building boiler steam supply through a heat exchanger. Its controller exposes BACnet MS/TP and BACnet IP with the same control structure as the SKE4: selectable demand sources, network demand and RH inputs, operating state, alarms and service counters.

This page lists 180 BACnet objects for the Neptronic SKS4 — 122 of them writable — with each object’s type, instance number, name, engineering units and access. It is re-typed from Neptronic’s own free documentation, linked below.

BMS integration notes: Neptronic SKS4

Integration in brief

Choose a network control profile (MSV 28) or set MSV 43 to Network, then write demand to AV 138 (or room RH to AV 106 with setpoint AV 107). Turn the unit on/off with MSV 83 and alarm on MSV 64 and BV 44.

Minimum points to map

The short list most integrators start with — enough to run the unit from a BMS. Map more as the job needs.

Enable & remote start

MSV 83 System Power State is writable (1 = Off, 2 = On); the control source follows MSV 28 Control Profile or MSV 43 with the Custom profile.

Heartbeat & communication loss

AV 223 Network Timeout (1-900 s) sets how long the humidifier tolerates loss of BACnet control communication before it stops; BV 44 Network Control State shows 1 = Fault.

Sensors & values from the BMS

Room RH from the BMS goes to AV 106 when MSV 33 = Network; setpoints AV 107-109; supply high limit reading AV 122 (MSV 38 = Network) and setpoint AV 123; direct demand AV 138 and high limit AV 139.

Integration notes

Check it against the live device. A points list tells you what the controller can expose; the unit in front of you may differ by firmware or installed options. Easy BACnet scans a network for BACnet IP devices from an Android phone, reads every object on the SKS4 and exports what it actually has to Excel — free. New to BACnet? Start with what a BACnet points list is and what the object types mean.

Questions about the Neptronic SKS4

How many BACnet points does the Neptronic SKS4 have?

This list has 180 BACnet objects: 10 analog inputs, 2 analog outputs, 74 analog values, 10 binary inputs, 12 binary outputs, 19 binary values, 5 files, 2 schedules, 28 multi-state values, 7 characterstring values, 11 others. The exact set on a given unit depends on its firmware, installed options and configuration.

Which Neptronic SKS4 BACnet points are writable?

122 of the 180 objects accept a write. Points marked Command have a priority array: a write holds until it is released, so release it back to automatic when you are done.

Where is the official Neptronic SKS4 BACnet documentation?

The source is SKS4 Steam to Steam Humidifier BACnet Communication Module User Guide (SKS4-BACnet Guide-220509 (V2.03)), revision 2022-05-09, published free by Neptronic at https://www.neptronic.com/Humidifiers/PDF/SKS4/20230525/SKS4-BACnet%20Guide-220509%20(V2.03).pdf.

What are the minimum BACnet points to integrate the Neptronic SKS4?

Start with MV 83 System Power State (System on/off from the BMS); MV 28 Control Profile (Control profile: choose a Network profile); AV 138 Humidity Control Network Demand (Network humidity demand written by the BMS); AV 107 Room RH Setpoint (Occupied room RH setpoint (internal control)); AV 106 Room RH Network Reading (Network room RH reading for internal control); MV 60 Boiler State (Humidifier operating state); AV 149 Boiler Power Output (Actual steam output of the humidifier %); MV 64 Boiler Alarm (Active alarm); BV 44 Network Control State (1 = fault: network control lost (AV 223 timeout)).

How do I enable BMS control of the Neptronic SKS4?

MSV 83 System Power State is writable (1 = Off, 2 = On); the control source follows MSV 28 Control Profile or MSV 43 with the Custom profile.

Does the Neptronic SKS4 need a BACnet heartbeat or have a communication timeout?

AV 223 Network Timeout (1-900 s) sets how long the humidifier tolerates loss of BACnet control communication before it stops; BV 44 Network Control State shows 1 = Fault.

Can the BMS supply sensor values to the Neptronic SKS4?

Room RH from the BMS goes to AV 106 when MSV 33 = Network; setpoints AV 107-109; supply high limit reading AV 122 (MSV 38 = Network) and setpoint AV 123; direct demand AV 138 and high limit AV 139.

How do I check these points on the real SKS4?

Scan the network with a BACnet IP browser such as Easy BACnet, open the device and compare its object list with this table. Anything missing is usually an option that isn't installed or a point that is disabled in the controller's configuration.
