York YMAE Four-Pipe Modular Heat Pump BACnet points list
Updated 28 October 2026
The YMAE is the YORK by Johnson Controls modular air-to-water heat pump with inverter compressors; the four-pipe version heats and cools at the same time. Its BAS points list gives BACnet objects next to N2 and Modbus addresses: on/off and mode commands, entering and leaving water setpoints for cooling and heating, chiller-level status and temperatures, and module-level circuit values and bit-coded fault words. Module data is read one module at a time through AV 8.
This page lists 72 BACnet objects for the York YMAE Four-Pipe Modular Heat Pump — 13 of them writable — with each object’s type, instance number, name, engineering units and access. It is re-typed from York’s own free documentation, linked below.

BMS integration notes: York YMAE Four-Pipe Modular Heat Pump
Enable BAS start/stop and mode at the HMI (MV 4 and MV 3 show the selection), then switch the unit with MV 1 and pick the mode with MV 2. Write the leaving (or entering) water setpoints for cooling and heating, and read BV 100 for actual on/off, chiller loading, the chiller leaving water temperatures and the unit fault words.
Minimum points to map
The short list most integrators start with — enough to run the unit from a BMS. Map more as the job needs.
| Object | Name | Why | Access |
|---|---|---|---|
| MV 1 | CHILLER ON|OFF (CMD) | On/off command (1 = on, 2 = off, as printed) | Write |
| MV 2 | RUNNING MODE | Mode: cooling, heating, pump only, both | Write |
| AV 3 | COOL LWT SETPOINT | Cooling leaving water setpoint | Write |
| AV 4 | HEAT LWT SETPOINT | Heating leaving water setpoint | Write |
| MV 4 | CHILLER ON|OFF CONTROL SELECTION | On/off source; must include BAS (set at HMI) | Read |
| BV 100 | CHILLER ON|OFF (STATUS) | Actual on/off status | Read |
| AV 114 | CHILLER LOADING | Chiller loading, % | Read |
| AV 111 | CHILLER COOL LWT | Chiller cooling leaving water temperature | Read |
| AV 119 | CHILLER HEAT LWT | Chiller heating leaving water temperature | Read |
| AV 109 | UNIT FAULT STATUS (1-16) | Fault flags for modules 1-16, bit-coded | Read |
Enable & remote start
BAS start/stop and operating-mode control are enabled at the HMI. MV 4 (on/off source: HMI, Remote, HMI+BAS) and MV 3 (mode source: HMI, Remote, HMI+BAS, BAS) show the selection and are read-only over the network.
Network setup
- The sheet's notes describe the microboard's Modbus RTU link: 9600 baud, 8 data bits, no parity, 1 stop bit; the BAS is the leader and module 1's microboard the follower. BAS addresses are set at the HMI.
- BV 5 and BV 6 show whether cooling and heating control on entering or leaving water temperature; write the matching setpoints (AV 1/AV 2 or AV 3/AV 4).
Watch out for
- MV 1 only commands on/off; read the real state from BV 100.
- A BAS setpoint can be outside the unit's default range; read the setpoints back from the unit after writing.
- Data defaults to the leader module (No. 1). Write AV 8 to view another module's values; per-module AVs then show that module.

Integration notes
- Access comes from the Modbus function code column: points written with function 06 are marked writable, function 03 points read-only.
- The sheet does not name the BACnet interface or transport; its notes describe the unit's Modbus RTU link (9600 baud, 8-N-1) with the BAS as leader.
- Writable setpoint ranges (IP units) are in the descriptions; SI ranges are in the sheet.
- All MV enums are printed in the points table and the sheet has no add-1 note. Multistate states with their own enum in the points table are shown as printed, from 0. BACnet multistate values start at 1, so the device may report the printed number + 1; confirm by discovery (read the state text).
- The Fault point in the sheet has no BACnet object and is left out.
Check it against the live device. A points list tells you what the controller can expose; the unit in front of you may differ by firmware or installed options. Easy BACnet scans a network for BACnet IP devices from an Android phone, reads every object on the YMAE Four-Pipe Modular Heat Pump and exports what it actually has to Excel — free. New to BACnet? Questions about the York YMAE Four-Pipe Modular Heat Pump
How many BACnet points does the York YMAE Four-Pipe Modular Heat Pump have?
This list has 72 BACnet objects: 62 analog values, 5 binary values, 5 multi-state values. The exact set on a given unit depends on its firmware, installed options and configuration.
Which York YMAE Four-Pipe Modular Heat Pump BACnet points are writable?
13 of the 72 objects accept a write. Points marked Command have a priority array: a write holds until it is released, so release it back to automatic when you are done.
Where is the official York YMAE Four-Pipe Modular Heat Pump BACnet documentation?
The source is YMAE Four Pipe Points List, revision Rev 1.1, 2023-08-24, published free by York at https://docs.johnsoncontrols.com/chillers/api/khub/documents/DAKAK2ryzuHrZbBA1Ny6_A/content.
What are the minimum BACnet points to integrate the York YMAE Four-Pipe Modular Heat Pump?
Start with MV 1 CHILLER ON|OFF (CMD) (On/off command (1 = on, 2 = off, as printed)); MV 2 RUNNING MODE (Mode: cooling, heating, pump only, both); AV 3 COOL LWT SETPOINT (Cooling leaving water setpoint); AV 4 HEAT LWT SETPOINT (Heating leaving water setpoint); MV 4 CHILLER ON|OFF CONTROL SELECTION (On/off source; must include BAS (set at HMI)); BV 100 CHILLER ON|OFF (STATUS) (Actual on/off status); AV 114 CHILLER LOADING (Chiller loading, %); AV 111 CHILLER COOL LWT (Chiller cooling leaving water temperature); AV 119 CHILLER HEAT LWT (Chiller heating leaving water temperature); AV 109 UNIT FAULT STATUS (1-16) (Fault flags for modules 1-16, bit-coded).
How do I enable BMS control of the York YMAE Four-Pipe Modular Heat Pump?
BAS start/stop and operating-mode control are enabled at the HMI. MV 4 (on/off source: HMI, Remote, HMI+BAS) and MV 3 (mode source: HMI, Remote, HMI+BAS, BAS) show the selection and are read-only over the network.
How do I check these points on the real YMAE Four-Pipe Modular Heat Pump?
Scan the network with a BACnet IP browser such as Easy BACnet, open the device and compare its object list with this table. Anything missing is usually an option that isn't installed or a point that is disabled in the controller's configuration.
