WaterFurnace Versatec Dual Compressor Water-to-Water Heat Pump (FX10) BACnet points list
Updated 28 October 2026
BACnet objects for WaterFurnace's dual-compressor Versatec water-to-water heat pump on the FX10 controller. The BAS sends the lead (Y1) and lag (Y2) compressor calls and the reversing valve call, and reads water and refrigerant temperatures for both circuits, per-stage alarms and compressor status. Two flash-backed values set the freeze limits.
This page lists 32 BACnet objects for the WaterFurnace Versatec Dual Compressor Water-to-Water Heat Pump (FX10) — 7 of them writable — with each object’s type, instance number, name, engineering units and access. It is re-typed from WaterFurnace’s own free documentation, linked below.

BMS integration notes: WaterFurnace Versatec Dual Compressor Water-to-Water Heat Pump (FX10)
The BAS stages this unit directly: MO2 is the lead compressor (Y1) call, MO6 the lag compressor (Y2) call and MO3 the reversing valve call. MO1 shuts the unit down from the network and BO1 resets manual-reset alarms. Watch load water temperatures, the AI10 alarm status and the per-stage alarms.
Minimum points to map
The short list most integrators start with — enough to run the unit from a BMS. Map more as the job needs.
| Object | Name | Why | Access |
|---|---|---|---|
| MO 2 | Compressor 1 Enable | Stage 1 compressor call | Write |
| MO 6 | Compressor 2 Enable | Stage 2 compressor call | Write |
| MO 3 | Valve Enable | Heating/cooling selection | Write |
| MO 1 | Emergency Override | Network emergency shutdown | Write |
| BO 1 | Alarm Reset | Reset manual-reset alarms | Write |
| MI 1 | Mode of Operation | Auto or shutdown status | Read |
| BI 1 | Compr 1 Cmd Status | Compressor 1 commanded on/off | Read |
| AI 3 | Enter Load Temp | Entering load water temperature | Read |
| AI 4 | Leave Load Temp1 | Leaving load water temperature | Read |
| AI 10 | Alarm Status Output | Any alarm (0 % normal, 100 % alarm) | Read |
Enable & remote start
There is no internal temperature control or enable point: the unit runs only on external compressor (Y1) and reversing valve (O) calls, sent either at the terminal board or over the network. MO1 Emergency Override (1=Normal, 5=Shutdown) stops both compressors.
Network setup
- Freeze limits are factory set to 30 F and drop to 15 F when the selection jumpers are removed; AV1/AV2 hold the two values.
Watch out for
- Output points (AO/MO) are volatile and go back to uncommanded after a power cycle, so rewrite them after power is restored.
- AV/MV points are stored in flash (about 2,000,000 writes); write them only manually or by schedule, never from automatic reset logic.
- MO3 uses 1=Cooling, 2=Heating on this sheet, the opposite of the single-compressor Versatec sheet.
- A Y1 call turns on X1 first; the compressor starts after a 90-second delay for the isolation valve. Cycling the reversing valve shuts the compressors down.
- After power-up or leaving emergency shutdown, outputs wait a random 1-120 second start delay.
- Alarm Reset (BO1) is written Active to reset, then back to Inactive.

Integration notes
- Output-type points are volatile and fall back to uncommanded after a power cycle; unlimited writes.
- Value-type points (AV/MV) are stored in flash (about 2,000,000 write life); never write them from automatic reset logic.
- No engineering units are printed in the source; temperatures are presumably degrees F.
- AI9-AI11 report compressor and alarm states as analog values: 0 % = off/normal, 100 % = on/alarm.
- MO4 Application Mode and MO5 Heat Cool Mode are marked 'not used' and have no stated access; listed here as read-only.
- The sheet does not state the BACnet transport.
Check it against the live device. A points list tells you what the controller can expose; the unit in front of you may differ by firmware or installed options. Easy BACnet scans a network for BACnet IP devices from an Android phone, reads every object on the Versatec Dual Compressor Water-to-Water Heat Pump (FX10) and exports what it actually has to Excel — free. Questions about the WaterFurnace Versatec Dual Compressor Water-to-Water Heat Pump (FX10)
How many BACnet points does the WaterFurnace Versatec Dual Compressor Water-to-Water Heat Pump (FX10) have?
This list has 32 BACnet objects: 15 analog inputs, 2 analog values, 7 binary inputs, 1 binary output, 1 multi-state input, 6 multi-state outputs. The exact set on a given unit depends on its firmware, installed options and configuration.
Which WaterFurnace Versatec Dual Compressor Water-to-Water Heat Pump (FX10) BACnet points are writable?
7 of the 32 objects accept a write. Points marked Command have a priority array: a write holds until it is released, so release it back to automatic when you are done.
Where is the official WaterFurnace Versatec Dual Compressor Water-to-Water Heat Pump (FX10) BACnet documentation?
The source is BACnet Points For Versatec Dual Compressor Water to Water (PRODCWW-02), published free by WaterFurnace at https://www.waterfurnace.com/downloads/ddc/BACnet-Resources/BACnet-points-pdfs/PRODCWW-02.pdf.
What are the minimum BACnet points to integrate the WaterFurnace Versatec Dual Compressor Water-to-Water Heat Pump (FX10)?
Start with MO 2 Compressor 1 Enable (Stage 1 compressor call); MO 6 Compressor 2 Enable (Stage 2 compressor call); MO 3 Valve Enable (Heating/cooling selection); MO 1 Emergency Override (Network emergency shutdown); BO 1 Alarm Reset (Reset manual-reset alarms); MI 1 Mode of Operation (Auto or shutdown status); BI 1 Compr 1 Cmd Status (Compressor 1 commanded on/off); AI 3 Enter Load Temp (Entering load water temperature); AI 4 Leave Load Temp1 (Leaving load water temperature); AI 10 Alarm Status Output (Any alarm (0 % normal, 100 % alarm)).
How do I enable BMS control of the WaterFurnace Versatec Dual Compressor Water-to-Water Heat Pump (FX10)?
There is no internal temperature control or enable point: the unit runs only on external compressor (Y1) and reversing valve (O) calls, sent either at the terminal board or over the network. MO1 Emergency Override (1=Normal, 5=Shutdown) stops both compressors.
How do I check these points on the real Versatec Dual Compressor Water-to-Water Heat Pump (FX10)?
Scan the network with a BACnet IP browser such as Easy BACnet, open the device and compare its object list with this table. Anything missing is usually an option that isn't installed or a point that is disabled in the controller's configuration.
