WaterFurnace Dual Compressor Water-to-Air Heat Pump (FX10) BACnet points list
Updated 28 October 2026
These are the BACnet objects WaterFurnace publishes for its dual-compressor water-to-air heat pumps running the FX10 DDC controller. A BAS can read space, discharge and coil temperatures, occupancy and compressor/fan states, and can command occupancy, fan, compressor stages, the reversing valve and spare outputs directly. Setpoints and configuration live in flash-backed Analog/Multistate Values, so they should only be written occasionally.
This page lists 43 BACnet objects for the WaterFurnace Dual Compressor Water-to-Air Heat Pump (FX10) — 25 of them writable — with each object’s type, instance number, name, engineering units and access. It is re-typed from WaterFurnace’s own free documentation, linked below.

BMS integration notes: WaterFurnace Dual Compressor Water-to-Air Heat Pump (FX10)
The BAS can run this heat pump in two ways: command occupancy (MO1) and let the FX10 hold its occupied/unoccupied setpoints, or act as the thermostat and send fan, Y1, Y2 and O calls directly (MO2-MO5). Space temperature can be overridden from the network on AO2, and MO6 forces an emergency shutdown. Keep frequent writes on the volatile AO/MO points, not the flash-backed AV/MV setpoints.
Minimum points to map
The short list most integrators start with — enough to run the unit from a BMS. Map more as the job needs.
| Object | Name | Why | Access |
|---|---|---|---|
| MO 1 | Occupancy Command | Occupied/unoccupied/bypass/standby command | Write |
| MO 6 | Emergency Override | Network emergency shutdown | Write |
| AV 1 | Occupied Cool | Occupied cooling setpoint (flash; write rarely) | Write |
| AV 2 | Occupied Heat | Occupied heating setpoint (flash; write rarely) | Write |
| MO 7 | Alarm Reset | Reset manual-reset alarms | Write |
| MI 2 | Mode | Auto or shutdown status | Read |
| MI 5 | Comp1 Cmd Status | Compressor 1 commanded on/off | Read |
| AI 1 | Space Temp | Space sensor temperature (terminals RS/AIC) | Read |
| AI 2 | Discharge Air | Discharge (supply) air temperature | Read |
| AI 8 | nvoAlarms | Active alarm code | Read |
Enable & remote start
The sheet has no separate BAS-enable point. MO6 Emergency Override puts the unit in shutdown (5) or back to auto (1). MO2-MO5 let the BAS send fan, compressor and reversing-valve calls directly.
Sensors & values from the BMS
AO2 Space Temp Ovrd overrides the space temperature reading from the network. It is a volatile output, so it reverts to uncommanded after a power cycle. The sheet does not mention a network outdoor-air input.
Watch out for
- AV/MV points are stored in flash (about 2,000,000 writes); write them only manually or by schedule, never from automatic reset logic.
- Output points (AO/MO) are volatile and go back to uncommanded after a power cycle, so rewrite them after power is restored.
- If the BAS shows 254 as uncommanded instead of 255, every multistate value is one lower (0=Off, 1=On).
- MO8 (BO5 electric heat) is interlocked with BI4. The sheet says it needs MV2 Electric Heat Mode set to EmgHeat, which seems to conflict with MV2's own description, so confirm on site.
- Alarm Reset needs a write of 2 followed by 1.

Integration notes
- Output-type points are volatile and fall back to uncommanded after a power cycle; unlimited writes.
- Value-type points (AV/MV) are stored in flash (about 2,000,000 write life); never write them from automatic reset logic.
- Multistate numbers assume the BAS shows 255 as uncommanded; if yours shows 254, every state number is one lower (0=Off, 1=On).
- No engineering units are printed in the source; temperatures are presumably degrees F.
- The sheet does not state the BACnet transport.
Check it against the live device. A points list tells you what the controller can expose; the unit in front of you may differ by firmware or installed options. Easy BACnet scans a network for BACnet IP devices from an Android phone, reads every object on the Dual Compressor Water-to-Air Heat Pump (FX10) and exports what it actually has to Excel — free. Questions about the WaterFurnace Dual Compressor Water-to-Air Heat Pump (FX10)
How many BACnet points does the WaterFurnace Dual Compressor Water-to-Air Heat Pump (FX10) have?
This list has 43 BACnet objects: 9 analog inputs, 2 analog outputs, 11 analog values, 9 multi-state inputs, 9 multi-state outputs, 3 multi-state values. The exact set on a given unit depends on its firmware, installed options and configuration.
Which WaterFurnace Dual Compressor Water-to-Air Heat Pump (FX10) BACnet points are writable?
25 of the 43 objects accept a write. Points marked Command have a priority array: a write holds until it is released, so release it back to automatic when you are done.
Where is the official WaterFurnace Dual Compressor Water-to-Air Heat Pump (FX10) BACnet documentation?
The source is BACnet Points for Dual Compressor Water-to-Air Heat Pumps Utilizing the FX10 Controller (PRODCWA-05), revision 2013-02, published free by WaterFurnace at https://www.waterfurnace.com/downloads/ddc/BACnet-Resources/BACnet-points-pdfs/PRODCWA-05.pdf.
What are the minimum BACnet points to integrate the WaterFurnace Dual Compressor Water-to-Air Heat Pump (FX10)?
Start with MO 1 Occupancy Command (Occupied/unoccupied/bypass/standby command); MO 6 Emergency Override (Network emergency shutdown); AV 1 Occupied Cool (Occupied cooling setpoint (flash; write rarely)); AV 2 Occupied Heat (Occupied heating setpoint (flash; write rarely)); MO 7 Alarm Reset (Reset manual-reset alarms); MI 2 Mode (Auto or shutdown status); MI 5 Comp1 Cmd Status (Compressor 1 commanded on/off); AI 1 Space Temp (Space sensor temperature (terminals RS/AIC)); AI 2 Discharge Air (Discharge (supply) air temperature); AI 8 nvoAlarms (Active alarm code).
How do I enable BMS control of the WaterFurnace Dual Compressor Water-to-Air Heat Pump (FX10)?
The sheet has no separate BAS-enable point. MO6 Emergency Override puts the unit in shutdown (5) or back to auto (1). MO2-MO5 let the BAS send fan, compressor and reversing-valve calls directly.
Can the BMS supply sensor values to the WaterFurnace Dual Compressor Water-to-Air Heat Pump (FX10)?
AO2 Space Temp Ovrd overrides the space temperature reading from the network. It is a volatile output, so it reverts to uncommanded after a power cycle. The sheet does not mention a network outdoor-air input.
How do I check these points on the real Dual Compressor Water-to-Air Heat Pump (FX10)?
Scan the network with a BACnet IP browser such as Easy BACnet, open the device and compare its object list with this table. Anything missing is usually an option that isn't installed or a point that is disabled in the controller's configuration.
