WaterFurnace Aurora UPC, Dual Compressor Water-Source Heat Pump BACnet points list
Updated 28 October 2026
BACnet objects of the Aurora UPC on a dual-compressor water-source heat pump, software version 1.01. Each compressor circuit has its own Aurora Base Controller, so most status, sensor and dip-switch points come in A/B pairs. The UPC adds occupancy scheduling, setpoints, an optional water economizer and energy monitoring when AXB boards are fitted.
This page lists 348 BACnet objects for the WaterFurnace Aurora UPC, Dual Compressor Water-Source Heat Pump — 142 of them writable — with each object’s type, instance number, name, engineering units and access. It is re-typed from WaterFurnace’s own free documentation, linked below.

BMS integration notes: WaterFurnace Aurora UPC, Dual Compressor Water-Source Heat Pump
Keep BV 116 at External and command occupancy on MSV 9; the UPC then holds the occupied, unoccupied and standby setpoints (AV 100-105). Read MSV 8 for the operating mode and MSV 6/7 for each circuit's alarm code. BV 94-98 let the BAS send G, O, W and the two compressor calls directly.
Minimum points to map
The short list most integrators start with — enough to run the unit from a BMS. Map more as the job needs.
| Object | Name | Why | Access |
|---|---|---|---|
| MV 9 | occ_man_cmd_c | Occupied/unoccupied/temp occ/standby command | Write |
| BV 116 | schedule_selector_c | Must be External for BAS occupancy commands | Write |
| BV 61 | e_stop_c | Network emergency shutdown | Write |
| AV 100 | occ_clg_sp_c | Occupied cooling setpoint | Write |
| AV 101 | occ_htg_sp_c | Occupied heating setpoint | Write |
| BV 7 | alarm_reset_c | Reset manual-reset alarms (On, then back to Off) | Write |
| AV 133 | zone_temp_an | Space temperature (sensor or BAS override) | Read |
| MV 8 | mode_st | Current operating mode | Read |
| MV 6 | lockout_enumerated_st_a | Circuit A alarm code (see alarm table) | Read |
| MV 7 | lockout_enumerated_st_b | Circuit B alarm code (see alarm table) | Read |
Enable & remote start
BV 116 schedule_selector_c picks the internal schedule (Mon-Fri 7:30-17:00 EST) or external BAS commands; the sheet lists External as the default. Occupancy commands go to MSV 9, or to AV 92 after BV 101 is set to AV. BV 61 e_stop_c shuts the unit down. BV 94-98 send G, O, W, Y1 (ABC A) and Y2 (ABC B) calls directly.
Sensors & values from the BMS
AV 132 zone_temp_ovrd_c replaces the zone sensor once BV 136 zone_temp_selector_c is set to BAS. AV 75 humidity_c and AV 27 co2_c accept BAS values. AV 88 network_loop_temp_c feeds the economizer when BV 88 is set to Network. AV 90 oat_c is shown but not used in control.
Network setup
- Port 1a is the BAS port: EIA-485 for BACnet MS/TP (or N2), set by DIP switches, with baud 9600, 19.2k, 38.4k or 76.8k. It ships set to BACnet at 38,400 baud. (From AG1568EW, written for the single-compressor UPC.)
- Port 1a can instead be jumpered for ARC156 (BACnet over ARCNET at 156 kbps). A LonWorks plug-in card uses port 1b and disables port 1a.
- The MAC address is set on two rotary switches (tens and ones), 1 from the factory and 99 at most. The UPC only reads a new address after a power cycle.
- The device instance is built from the network number and the MAC: network 7000 with MAC 12 gives 7012.
- Wiring: 22 or 24 AWG shielded twisted pair, daisy-chained, polarity-sensitive (Net+, Net-, shield). About 30 devices and 2,000 ft per trunk; every MAC on a trunk must be unique.
Watch out for
- Dip switch overrides (BV 24-39) only pass to each ABC while BV 44 (ABC A) or BV 45 (ABC B) is enabled; record the physical switch settings first.
- Alarm reset: command BV 7 On, then back to Off.
- BV 12/13 (AXB enable) must match the hardware fitted, or nuisance alarms follow.
- Points shown with * in the source need an AXB board and its sensors; per-circuit pairs read from ABC A and ABC B.
- BV 93 network_dh_c only works with BV 41 set to enable dehumidification.

Integration notes
- Object names are the sheet's reference names; several display names are just 'Set point'.
- Many points are marked 'do not map' in the source and are listed only for completeness.
- AV 153 and BV 19 are not in the source.
- The AV and MSV alarm points use different numbering: the AV value equals the E-code, the MSV value is one higher.
- Transport and network settings come from the Aurora UPC Application and Troubleshooting Guide (AG1568EW), which is written for the single-compressor UPC.
Check it against the live device. A points list tells you what the controller can expose; the unit in front of you may differ by firmware or installed options. Easy BACnet scans a network for BACnet IP devices from an Android phone, reads every object on the Aurora UPC, Dual Compressor Water-Source Heat Pump and exports what it actually has to Excel — free. New to BACnet? Start with what a BACnet points list is and what the object types mean.

What are the minimum BACnet points to integrate the WaterFurnace Aurora UPC, Dual Compressor Water-Source Heat Pump?
Start with MV 9 occ_man_cmd_c (Occupied/unoccupied/temp occ/standby command); BV 116 schedule_selector_c (Must be External for BAS occupancy commands); BV 61 e_stop_c (Network emergency shutdown); AV 100 occ_clg_sp_c (Occupied cooling setpoint); AV 101 occ_htg_sp_c (Occupied heating setpoint); BV 7 alarm_reset_c (Reset manual-reset alarms (On, then back to Off)); AV 133 zone_temp_an (Space temperature (sensor or BAS override)); MV 8 mode_st (Current operating mode); MV 6 lockout_enumerated_st_a (Circuit A alarm code (see alarm table)); MV 7 lockout_enumerated_st_b (Circuit B alarm code (see alarm table)).
How do I enable BMS control of the WaterFurnace Aurora UPC, Dual Compressor Water-Source Heat Pump?
BV 116 schedule_selector_c picks the internal schedule (Mon-Fri 7:30-17:00 EST) or external BAS commands; the sheet lists External as the default. Occupancy commands go to MSV 9, or to AV 92 after BV 101 is set to AV. BV 61 e_stop_c shuts the unit down. BV 94-98 send G, O, W, Y1 (ABC A) and Y2 (ABC B) calls directly.
Can the BMS supply sensor values to the WaterFurnace Aurora UPC, Dual Compressor Water-Source Heat Pump?
AV 132 zone_temp_ovrd_c replaces the zone sensor once BV 136 zone_temp_selector_c is set to BAS. AV 75 humidity_c and AV 27 co2_c accept BAS values. AV 88 network_loop_temp_c feeds the economizer when BV 88 is set to Network. AV 90 oat_c is shown but not used in control.
How do I check these points on the real Aurora UPC, Dual Compressor Water-Source Heat Pump?
Scan the network with a BACnet IP browser such as Easy BACnet, open the device and compare its object list with this table. Anything missing is usually an option that isn't installed or a point that is disabled in the controller's configuration.
