Belimo VAV-Universal VRU BACnet points list

Updated 28 October 2026

Short answer

The VAV-Universal VRU is a damper controller with an integrated differential pressure sensor that is paired with a separate actuator. The damper manufacturer selects the application (flow control, pressure control, room pressure control or flow measurement), and the AO 1 setpoint is interpreted to match. Over BACnet MS/TP it reports airflow, differential pressure, position and status, and accepts setpoint, limits and override commands.

This page lists 38 BACnet objects for the Belimo VAV-Universal VRU — 12 of them writable — with each object’s type, instance number, name, engineering units and access. It is re-typed from Belimo’s own free documentation, linked below.

BMS integration notes: Belimo VAV-Universal VRU

Integration in brief

SpSource defaults to Bus, so the BMS can command AO 1 SpRel straight away; it is interpreted as flow, pressure or position per the factory-set application and is scaled between Min and Max. Read airflow or differential pressure plus BI 101 for alarms. If the bus watchdog is enabled, keep writing AO 1 or MO 1 inside the timeout.

Minimum points to map

The short list most integrators start with — enough to run the unit from a BMS. Map more as the job needs.

ObjectNameWhyAccess
AO 1SpRelFlow, pressure or position setpointCommand
AI 19AbsFlow_UnitSelMeasured airflowRead
AI 18DeltaP_UnitSelMeasured differential pressureRead
AI 1RelPosDamper position feedbackRead
BI 101SummaryStatusOverall OK / not OK alarmRead

Enable & remote start

MV 122 SpSource = 2 (Bus, default) makes AO 1 the active setpoint; Analog uses the signal on wire 3, and then the watchdog only tracks MO 1.

Heartbeat & communication loss

AV 130 BusWatchdog, 0-3600 s, 0 = disabled. Writes to AO 1 or MO 1 reset the timer; on timeout their priority arrays are cleared and the relinquish defaults apply, and MI 110 shows Bus watchdog triggered.

Sensors & values from the BMS

Sensor 1 can be read when MV 220 is Active (0-10 V) or Passive (resistance) in AI 20, or Switch in BI 20. With the room pressure cascade enabled, S1 becomes the 0-10 V cascade input instead.

Integration notes

Check it against the live device. A points list tells you what the controller can expose; the unit in front of you may differ by firmware or installed options. Easy BACnet scans a network for BACnet IP devices from an Android phone, reads every object on the VAV-Universal VRU and exports what it actually has to Excel — free. New to BACnet? Start with what a BACnet points list is and what the object types mean.

Questions about the Belimo VAV-Universal VRU

How many BACnet points does the Belimo VAV-Universal VRU have?

This list has 38 BACnet objects: 10 analog inputs, 1 analog output, 8 analog values, 3 binary inputs, 6 multi-state inputs, 1 multi-state output, 9 multi-state values. The exact set on a given unit depends on its firmware, installed options and configuration.

Which Belimo VAV-Universal VRU BACnet points are writable?

12 of the 38 objects accept a write. Points marked Command have a priority array: a write holds until it is released, so release it back to automatic when you are done.

Where is the official Belimo VAV-Universal VRU BACnet documentation?

The source is BACnet Interface Description, VAV-Universal VRU-D3-BAC, VRU-M1-BAC, VRU-M1R-BAC, revision 2026-01 / V1.04, published free by Belimo at https://www.belimo.com/mam/general-documents/system_integration/BACnet/belimo_BACnet_Interface-description_VRU_V1_4_en-gb.pdf.

What are the minimum BACnet points to integrate the Belimo VAV-Universal VRU?

Start with AO 1 SpRel (Flow, pressure or position setpoint); AI 19 AbsFlow_UnitSel (Measured airflow); AI 18 DeltaP_UnitSel (Measured differential pressure); AI 1 RelPos (Damper position feedback); BI 101 SummaryStatus (Overall OK / not OK alarm).

How do I enable BMS control of the Belimo VAV-Universal VRU?

MV 122 SpSource = 2 (Bus, default) makes AO 1 the active setpoint; Analog uses the signal on wire 3, and then the watchdog only tracks MO 1.

Does the Belimo VAV-Universal VRU need a BACnet heartbeat or have a communication timeout?

AV 130 BusWatchdog, 0-3600 s, 0 = disabled. Writes to AO 1 or MO 1 reset the timer; on timeout their priority arrays are cleared and the relinquish defaults apply, and MI 110 shows Bus watchdog triggered.

Can the BMS supply sensor values to the Belimo VAV-Universal VRU?

Sensor 1 can be read when MV 220 is Active (0-10 V) or Passive (resistance) in AI 20, or Switch in BI 20. With the room pressure cascade enabled, S1 becomes the 0-10 V cascade input instead.

How do I check these points on the real VAV-Universal VRU?

Scan the network with a BACnet IP browser such as Easy BACnet, open the device and compare its object list with this table. Anything missing is usually an option that isn't installed or a point that is disabled in the controller's configuration.
