Belimo 6-way EPIV BACnet points list

Updated 28 October 2026

Short answer

The 6-way EPIV combines a 6-way changeover valve with a flow sensor, so one coil can be fed from either a heating or a cooling circuit with flow control. On BACnet MS/TP a single AO 1 setpoint covers both sequences: in flow control, 0-33% runs sequence 1 from Vmax1 down to zero, 33-67% is the dead band, and 67-100% runs sequence 2 from zero up to Vmax2. It reports flow, position, active sequence and status.

This page lists 24 BACnet objects for the Belimo 6-way EPIV — 6 of them writable — with each object’s type, instance number, name, engineering units and access. It is re-typed from Belimo’s own free documentation, linked below.

BMS integration notes: Belimo 6-way EPIV

Integration in brief

Set MV 122 SpSource to Bus and command AO 1 SpRel, remembering that in flow control the 0-100% range is split into sequence 1, dead band and sequence 2. Set Vmax1 and Vmax2 once at commissioning. Read AI 19 flow, MI 1 active sequence and BI 101 summary status.

Minimum points to map

The short list most integrators start with — enough to run the unit from a BMS. Map more as the job needs.

ObjectNameWhyAccess
AO 1SpRelSingle setpoint for both heating/cooling sequencesCommand
MV 122SpSourceMust be Bus for AO 1 to take effectWrite
MI 1ActSequenceShows which sequence is activeRead
AI 19AbsFlow_UnitSelMeasured flowRead
AI 1RelPosValve position feedbackRead
BI 101SummaryStatusOverall OK / not OK alarmRead

Enable & remote start

Write MV 122 SpSource = 2 (Bus); with Analog (default) the valve follows the 0-10 V signal on wire 3. MO 1 Override can force sequence 1 or 2 open, close, or a sequence Vmax.

Integration notes

Check it against the live device. A points list tells you what the controller can expose; the unit in front of you may differ by firmware or installed options. Easy BACnet scans a network for BACnet IP devices from an Android phone, reads every object on the 6-way EPIV and exports what it actually has to Excel — free. New to BACnet? Start with what a BACnet points list is and what the object types mean.

Questions about the Belimo 6-way EPIV

How many BACnet points does the Belimo 6-way EPIV have?

This list has 24 BACnet objects: 8 analog inputs, 1 analog output, 5 analog values, 1 binary input, 5 multi-state inputs, 1 multi-state output, 3 multi-state values. The exact set on a given unit depends on its firmware, installed options and configuration.

Which Belimo 6-way EPIV BACnet points are writable?

6 of the 24 objects accept a write. Points marked Command have a priority array: a write holds until it is released, so release it back to automatic when you are done.

Where is the official Belimo 6-way EPIV BACnet documentation?

The source is BACnet PICS, 6-way EPIV, revision 2024-09, published free by Belimo at https://www.belimo.com/mam/general-documents/system_integration/BACnet/belimo_BACnet_Interface-description_6way-EPIV_en-gb.pdf.

What are the minimum BACnet points to integrate the Belimo 6-way EPIV?

Start with AO 1 SpRel (Single setpoint for both heating/cooling sequences); MV 122 SpSource (Must be Bus for AO 1 to take effect); MI 1 ActSequence (Shows which sequence is active); AI 19 AbsFlow_UnitSel (Measured flow); AI 1 RelPos (Valve position feedback); BI 101 SummaryStatus (Overall OK / not OK alarm).

How do I enable BMS control of the Belimo 6-way EPIV?

Write MV 122 SpSource = 2 (Bus); with Analog (default) the valve follows the 0-10 V signal on wire 3. MO 1 Override can force sequence 1 or 2 open, close, or a sequence Vmax.

How do I check these points on the real 6-way EPIV?

Scan the network with a BACnet IP browser such as Easy BACnet, open the device and compare its object list with this table. Anything missing is usually an option that isn't installed or a point that is disabled in the controller's configuration.
