Belimo 2-way EPIV V4 BACnet points list

Updated 28 October 2026

Short answer

The 2-way EPIV is a characterized control valve with a built-in ultrasonic flow sensor that holds flow regardless of system pressure. Over BACnet it takes a relative setpoint on AO 1 that means either position or flow, and reports position, flow, accumulated volume, flow-body temperature, glycol content and status. The document lists BACnet MS/TP and BACnet IP settings.

This page lists 36 BACnet objects for the Belimo 2-way EPIV V4 — 15 of them writable — with each object’s type, instance number, name, engineering units and access. It is re-typed from Belimo’s own free documentation, linked below.

BMS integration notes: Belimo 2-way EPIV V4

Integration in brief

Write MV 122 SpSource to Bus, pick position or flow control in MV 100, set the flow limits, then command AO 1 SpRel. Monitor AV 19 flow and AI 1 position, and use the MV 103-106 status objects and AV 140 ErrorState for alarms. If a bus fail action is set, keep rewriting AO 1 or MV 1 within the watchdog time.

Minimum points to map

The short list most integrators start with — enough to run the unit from a BMS. Map more as the job needs.

ObjectNameWhyAccess
AO 1SpRelPosition or flow setpoint from the BMSCommand
MV 122SpSourceMust be Bus for AO 1 to take effectWrite
AV 19AbsFlow_UnitSelMeasured flowRead
AI 1RelPosValve position feedbackRead
AV 140ErrorStateBit-coded fault and warning flagsRead

Enable & remote start

Write MV 122 SpSource = 2 (Bus); otherwise the valve follows the 0.5-10 V signal on wire 3 and AO 1 is overridden.

Heartbeat & communication loss

AV 130 BusWatchdog sets 5-3600 s (default 120 s). If neither AO 1 nor MV 1 is rewritten within that time, the valve moves to the MV 130 BusFailAction (default None; options Open, Close, Max, Min, Stop) and sets bit 15 in AV 140.

Integration notes

Check it against the live device. A points list tells you what the controller can expose; the unit in front of you may differ by firmware or installed options. Easy BACnet scans a network for BACnet IP devices from an Android phone, reads every object on the 2-way EPIV V4 and exports what it actually has to Excel — free. New to BACnet? Start with what a BACnet points list is and what the object types mean.

Questions about the Belimo 2-way EPIV V4

How many BACnet points does the Belimo 2-way EPIV V4 have?

This list has 36 BACnet objects: 4 analog inputs, 1 analog output, 13 analog values, 1 binary input, 1 binary value, 13 multi-state values, 3 positive integer values. The exact set on a given unit depends on its firmware, installed options and configuration.

Which Belimo 2-way EPIV V4 BACnet points are writable?

15 of the 36 objects accept a write. Points marked Command have a priority array: a write holds until it is released, so release it back to automatic when you are done.

Where is the official Belimo 2-way EPIV V4 BACnet documentation?

The source is BACnet Interface Description, 2-way EPIV, DN 15…50 (Version 4.2), revision 2025-09 / V4.2, published free by Belimo at https://www.belimo.com/mam/general-documents/system_integration/BACnet/belimo_BACnet_Interface-description_2way-EPIV_V4_2_en-gb.pdf.

What are the minimum BACnet points to integrate the Belimo 2-way EPIV V4?

Start with AO 1 SpRel (Position or flow setpoint from the BMS); MV 122 SpSource (Must be Bus for AO 1 to take effect); AV 19 AbsFlow_UnitSel (Measured flow); AI 1 RelPos (Valve position feedback); AV 140 ErrorState (Bit-coded fault and warning flags).

How do I enable BMS control of the Belimo 2-way EPIV V4?

Write MV 122 SpSource = 2 (Bus); otherwise the valve follows the 0.5-10 V signal on wire 3 and AO 1 is overridden.

Does the Belimo 2-way EPIV V4 need a BACnet heartbeat or have a communication timeout?

AV 130 BusWatchdog sets 5-3600 s (default 120 s). If neither AO 1 nor MV 1 is rewritten within that time, the valve moves to the MV 130 BusFailAction (default None; options Open, Close, Max, Min, Stop) and sets bit 15 in AV 140.

How do I check these points on the real 2-way EPIV V4?

Scan the network with a BACnet IP browser such as Easy BACnet, open the device and compare its object list with this table. Anything missing is usually an option that isn't installed or a point that is disabled in the controller's configuration.
