Belimo 22PF Flow Sensor BACnet points list

Updated 28 October 2026

Short answer

The 22PF is an ultrasonic flow meter for hydronic pipes with a built-in flow-body temperature sensor and glycol detection. On BACnet MS/TP it reports absolute and relative flow, accumulated volume, temperature, glycol concentration and status, plus an extra sensor input. It has no setpoint or control objects; it is a monitoring device.

This page lists 21 BACnet objects for the Belimo 22PF Flow Sensor — 5 of them writable — with each object’s type, instance number, name, engineering units and access. It is re-typed from Belimo’s own free documentation, linked below.

BMS integration notes: Belimo 22PF Flow Sensor

Integration in brief

Pure monitoring device: set the engineering units once (MV 123, MV 126, MV 127), then poll or COV-subscribe flow, volume and temperature. Use MV 99 SummaryStatus and AV 140 ErrorState for alarms.

Minimum points to map

The short list most integrators start with — enough to run the unit from a BMS. Map more as the job needs.

ObjectNameWhyAccess
AV 19AbsFlow_UnitSelMeasured flowRead
AI 23T_UnitSelWater temperature at the flow bodyRead
AV 52Volume_UnitSelTotalized volumeRead
AV 60GlycolConcentrationGlycol content of the mediumRead
MV 99SummaryStatusOverall OK / warning / not OKRead
AV 140ErrorStateBit-coded fault and warning flagsRead

Sensors & values from the BMS

Sensor 1 on Y3 can be read over BACnet as a voltage (AI 20) or switch (BI 20) once MV 220 is set to that type.

Integration notes

Check it against the live device. A points list tells you what the controller can expose; the unit in front of you may differ by firmware or installed options. Easy BACnet scans a network for BACnet IP devices from an Android phone, reads every object on the 22PF Flow Sensor and exports what it actually has to Excel — free. New to BACnet? Start with what a BACnet points list is and what the object types mean.

Questions about the Belimo 22PF Flow Sensor

How many BACnet points does the Belimo 22PF Flow Sensor have?

This list has 21 BACnet objects: 2 analog inputs, 6 analog values, 1 binary input, 1 binary value, 8 multi-state values, 2 positive integer values, 1 other. The exact set on a given unit depends on its firmware, installed options and configuration.

Which Belimo 22PF Flow Sensor BACnet points are writable?

5 of the 21 objects accept a write. Points marked Command have a priority array: a write holds until it is released, so release it back to automatic when you are done.

Where is the official Belimo 22PF Flow Sensor BACnet documentation?

The source is BACnet Interface Description, Flow Sensor 22PF-.. / V4.3.0, revision 2026-07, published free by Belimo at https://www.belimo.com/mam/general-documents/system_integration/BACnet/belimo_BACnet_Interface-description_22PF_V4_3_0_en-gb.pdf.

What are the minimum BACnet points to integrate the Belimo 22PF Flow Sensor?

Start with AV 19 AbsFlow_UnitSel (Measured flow); AI 23 T_UnitSel (Water temperature at the flow body); AV 52 Volume_UnitSel (Totalized volume); AV 60 GlycolConcentration (Glycol content of the medium); MV 99 SummaryStatus (Overall OK / warning / not OK); AV 140 ErrorState (Bit-coded fault and warning flags).

Can the BMS supply sensor values to the Belimo 22PF Flow Sensor?

Sensor 1 on Y3 can be read over BACnet as a voltage (AI 20) or switch (BI 20) once MV 220 is set to that type.

How do I check these points on the real 22PF Flow Sensor?

Scan the network with a BACnet IP browser such as Easy BACnet, open the device and compare its object list with this table. Anything missing is usually an option that isn't installed or a point that is disabled in the controller's configuration.
