Thermal Solutions TSBC boiler control (Universal Gateway) BACnet points list
Updated 28 October 2026
The Thermal Solutions Universal Gateway is a ProtoNode that reads boilers with the Thermal Solutions Boiler Control (TSBC) over Modbus RTU and serves each one as a BACnet IP or BACnet MS/TP device. The TSBC profile has 58 objects: a remote on/off command, a remote firing rate or setpoint value, temperatures, and binary flags for inputs, outputs, control states and annunciator alarms.
This page lists 58 BACnet objects for the Thermal Solutions TSBC boiler control (Universal Gateway) — 2 of them writable — with each object’s type, instance number, name, engineering units and access. It is re-typed from Thermal Solutions’s own free documentation, linked below.

BMS integration notes: Thermal Solutions TSBC boiler control (Universal Gateway)
Set each TSBC to Modbus (address 1-20, 38.4 kbps), wire its RJ11 port to the gateway, run auto-discovery, then write BV 4 Remote On/Off and AV 53 remote firing rate or setpoint. Jumper LR to C (or wire an optional Local/Remote contact to LR and C) so the boiler accepts written values. Boiler sequencing has to be done outside the boiler control once the BMS is connected.
Minimum points to map
The short list most integrators start with — enough to run the unit from a BMS. Map more as the job needs.
| Object | Name | Why | Access |
|---|---|---|---|
| BV 4 | Remote On/Off Modbus Command | Boiler on/off from the BMS (1 = on) | Write |
| AV 53 | Remote Firing Rate or Remote SP | Firing rate % or setpoint °F, per boiler setup | Write |
| BI 29 | State Boiler Running | Boiler running (1 = on) | Read |
| BI 3 | Local/Remote | Must read Remote (1) for BMS control | Read |
| AI 48 | Boiler Outlet Water Temp | Boiler outlet water temperature, °F | Read |
| AI 51 | Boiler Actual SP | Setpoint in use, °F | Read |
| AI 55 | Firing Rate Output to Mod Motor | Firing rate output, % | Read |
| BI 15 | General Alarm | General alarm (1 = on) | Read |
Enable & remote start
Jumper LR to C on the TSBC (or wire an optional Local/Remote contact to LR and C) so the boiler accepts written values; BI 3 shows the result. Then BV 4 turns the boiler on/off and AV 53 carries the remote firing rate or remote setpoint. When the BMS controls setpoint, Enable/Disable and lead/lag are not available over the network, so wire an enable contact to RO and C on each boiler; when it controls modulation, they are.
Sensors & values from the BMS
The TSBC reads its own outdoor (O+/O-) and remote system (R+/R-) 10k thermistors; there is no writable temperature input.
Network setup
- BACnet IP and MS/TP multiple node: each boiler is its own device, instance = Node_Offset (default 50,000) + boiler Modbus address, so address 1 = 50001.
- BACnet MS/TP single node (for front ends without virtual-node support): one device at Node_Offset + MAC, with boiler objects renumbered 1001, 1002... for address 1, 2001... for address 2.
- S-bank DIP switches pick the protocol (S0-S2 all Off = BACnet IP, S0 On = MS/TP multiple node, S2 On = MS/TP single node); S3 On at power-up runs auto-discovery (about 3 minutes), then set S3 Off to keep the configuration.
- MS/TP MAC address 1-127 on A-bank DIP switches (one MAC for the whole gateway); baud rate on B-bank switches.
- Change the IP address and Node_Offset in the ProtoNode web configurator (default IP 192.168.1.24).
- TSBC: Communications menu, Protocol = Modbus, Modbus Address 1-20, 38.4 kbps, parity None; wire the RJ11 boiler-to-boiler port (wire 1 and 2) to the gateway RS-485.
Watch out for
- AV 53 is firing rate (0-100 %) or setpoint (°F) depending on how the boiler is set up.
- With the BMS connected, multiple-boiler lead/lag must be done outside the boiler controls.
- The gateway shares the RJ11 port used for boiler-to-boiler communication; a 2-port RJ11 splitter is needed.

Integration notes
- The Universal Gateway is a ProtoNode (BACnet RER FPC-N34-0816, LonWorks LER FPC-N35-0817) that auto-discovers up to 8 boilers on its Modbus RS-485 port.
- Every boiler is its own BACnet device with the same object list; the instances here are for one boiler.
- Power all boilers and connect them before running auto-discovery; a boiler added later is not found until discovery is run again.
- Only BV 4 and AV 53 are writable; all other TSBC objects are read-only.
- TSBC boilers must be set to Modbus, address 1-20, 38.4 kbps, no parity in the boiler's Communications menu.
- The meaning of the Control Mode values (1-7) is not given in the manual.
Check it against the live device. A points list tells you what the controller can expose; the unit in front of you may differ by firmware or installed options. Easy BACnet scans a network for BACnet IP devices from an Android phone, reads every object on the TSBC boiler control (Universal Gateway) and exports what it actually has to Excel — free. Questions about the Thermal Solutions TSBC boiler control (Universal Gateway)
How many BACnet points does the Thermal Solutions TSBC boiler control (Universal Gateway) have?
This list has 58 BACnet objects: 10 analog inputs, 1 analog value, 46 binary inputs, 1 binary value. The exact set on a given unit depends on its firmware, installed options and configuration.
Which Thermal Solutions TSBC boiler control (Universal Gateway) BACnet points are writable?
2 of the 58 objects accept a write. Points marked Command have a priority array: a write holds until it is released, so release it back to automatic when you are done.
Where is the official Thermal Solutions TSBC boiler control (Universal Gateway) BACnet documentation?
The source is Thermal Solutions Universal Gateway Instruction Manual (106417-01 Rev. 13), revision 2017-08-21, published free by Thermal Solutions at https://boilers-water-heaters.thermalsolutions.com/Asset/106417-01%20Rev%2013%20TS%20Universal%20Gateway%20Instructions.pdf.
What are the minimum BACnet points to integrate the Thermal Solutions TSBC boiler control (Universal Gateway)?
Start with BV 4 Remote On/Off Modbus Command (Boiler on/off from the BMS (1 = on)); AV 53 Remote Firing Rate or Remote SP (Firing rate % or setpoint °F, per boiler setup); BI 29 State Boiler Running (Boiler running (1 = on)); BI 3 Local/Remote (Must read Remote (1) for BMS control); AI 48 Boiler Outlet Water Temp (Boiler outlet water temperature, °F); AI 51 Boiler Actual SP (Setpoint in use, °F); AI 55 Firing Rate Output to Mod Motor (Firing rate output, %); BI 15 General Alarm (General alarm (1 = on)).
How do I enable BMS control of the Thermal Solutions TSBC boiler control (Universal Gateway)?
Jumper LR to C on the TSBC (or wire an optional Local/Remote contact to LR and C) so the boiler accepts written values; BI 3 shows the result. Then BV 4 turns the boiler on/off and AV 53 carries the remote firing rate or remote setpoint. When the BMS controls setpoint, Enable/Disable and lead/lag are not available over the network, so wire an enable contact to RO and C on each boiler; when it controls modulation, they are.
Can the BMS supply sensor values to the Thermal Solutions TSBC boiler control (Universal Gateway)?
The TSBC reads its own outdoor (O+/O-) and remote system (R+/R-) 10k thermistors; there is no writable temperature input.
How do I check these points on the real TSBC boiler control (Universal Gateway)?
Scan the network with a BACnet IP browser such as Easy BACnet, open the device and compare its object list with this table. Anything missing is usually an option that isn't installed or a point that is disabled in the controller's configuration.
