Bosch Control Air 6120 - Water to Air (WAF software) BACnet points list

Updated 28 October 2026

Short answer

The Control Air 6120 is Bosch's DDC controller for larger commercial water-to-air heat pumps, including discharge-air control, VFD fans, economizer/boilerless options, hot gas reheat and auxiliary heat. It is a BACnet Advanced Application Controller on MS/TP, PTP or ARC156 (also Modbus and N2). Many points only apply with the Control Air 6120 Point Expander and the matching options.

This page lists 200 BACnet objects for the Bosch Control Air 6120 - Water to Air (WAF software) — 70 of them writable — with each object’s type, instance number, name, engineering units and access. It is re-typed from Bosch’s own free documentation, linked below.

BMS integration notes: Bosch Control Air 6120 - Water to Air (WAF software)

Integration in brief

Command occupancy over the network with occupancy_cmd_1 (Control Source = BAS), write occupied setpoints, and choose the temperature source; supply BAS values (zone temp, DAT, RH, CO2, OAT) if the BMS owns the sensors. Monitor current_alarm_1, alm_status_1 and sys_status_1.

Minimum points to map

The short list most integrators start with — enough to run the unit from a BMS. Map more as the job needs.

Enable & remote start

Control Source (ctrl_source_1, AV 15) defaults to 2 = BAS Occupancy Command; write occupancy_cmd_1 (BV 1) to occupy the unit. Alternatives are digital input IN-1, keypad schedule, manual on or the ZS push-button override. loop_enabled_1 (BV 23) must be 1 to allow heating and cooling.

Sensors & values from the BMS

BMS values can be written to bas_sen_val_1 (AV 7, zone temperature), bas_dat_val_1 (AV 90, discharge air; select with dat_sel_1 AV 81 = 3), bas_rh_sen_val_1 (AV 56), bas_co2_val_1 (AV 49) and bas_oat_1 (AV 29).

Integration notes

Check it against the live device. A points list tells you what the controller can expose; the unit in front of you may differ by firmware or installed options. Easy BACnet scans a network for BACnet IP devices from an Android phone, reads every object on the Control Air 6120 - Water to Air (WAF software) and exports what it actually has to Excel — free. New to BACnet? Start with what a BACnet points list is and what the object types mean.

Questions about the Bosch Control Air 6120 - Water to Air (WAF software)

How many BACnet points does the Bosch Control Air 6120 - Water to Air (WAF software) have?

This list has 200 BACnet objects: 1 analog input, 96 analog values, 103 binary values. The exact set on a given unit depends on its firmware, installed options and configuration.

Which Bosch Control Air 6120 - Water to Air (WAF software) BACnet points are writable?

70 of the 200 objects accept a write. Points marked Command have a priority array: a write holds until it is released, so release it back to automatic when you are done.

Where is the official Bosch Control Air 6120 - Water to Air (WAF software) BACnet documentation?

The source is Bosch TT - Water to Air Network Integration Points List (WAF.1.01), revision 2019-08-12, published free by Bosch at https://www.bosch-homecomfort.com/us/media/country_pool/service/technical_guides/ipl_waf_1_01_us.pdf.

What are the minimum BACnet points to integrate the Bosch Control Air 6120 - Water to Air (WAF software)?

Start with BV 1 occupancy_cmd_1 (BAS occupied command; 1 enables unit operation); AV 15 ctrl_source_1 (Occupancy source; 2 = BAS occupancy command (default)); AV 4 occ_clg_stpt_1 (Occupied cooling setpoint); AV 2 occ_htg_stpt_1 (Occupied heating setpoint); AV 16 sys_status_1 (Unoccupied / occupied / fan only / heating / cooling state); AV 57 eff_zone_temp_1 (Zone temperature in use); AV 17 current_alarm_1 (Active alarm code); BV 24 alm_status_1 (Alarm present flag).

How do I enable BMS control of the Bosch Control Air 6120 - Water to Air (WAF software)?

Control Source (ctrl_source_1, AV 15) defaults to 2 = BAS Occupancy Command; write occupancy_cmd_1 (BV 1) to occupy the unit. Alternatives are digital input IN-1, keypad schedule, manual on or the ZS push-button override. loop_enabled_1 (BV 23) must be 1 to allow heating and cooling.

Can the BMS supply sensor values to the Bosch Control Air 6120 - Water to Air (WAF software)?

BMS values can be written to bas_sen_val_1 (AV 7, zone temperature), bas_dat_val_1 (AV 90, discharge air; select with dat_sel_1 AV 81 = 3), bas_rh_sen_val_1 (AV 56), bas_co2_val_1 (AV 49) and bas_oat_1 (AV 29).

How do I check these points on the real Control Air 6120 - Water to Air (WAF software)?

Scan the network with a BACnet IP browser such as Easy BACnet, open the device and compare its object list with this table. Anything missing is usually an option that isn't installed or a point that is disabled in the controller's configuration.
