Systemair SYS GW IMS BAC(A) VRF BACnet gateway BACnet points list

Updated 28 October 2026

Short answer

The SYS GW IMS BAC(A) gateway (IMMP-BAC(A) in the manual) links Systemair VRF systems to a BMS over BACnet IP. It has four RS-485 ports to the outdoor units' X/Y/E bus (up to 64 indoor units per port, 384 indoor and outdoor units in total) and one Ethernet port. Each indoor unit, outdoor unit and HTHM appears as its own BACnet device with fixed object instances, so one template per unit type covers the site. Indoor units take on/off, mode, fan speed, setpoint and swing commands; outdoor units are monitoring only.

This page lists 85 BACnet objects for the Systemair SYS GW IMS BAC(A) VRF BACnet gateway — 21 of them writable — with each object’s type, instance number, name, engineering units and access. It is re-typed from Systemair’s own free documentation, linked below.

BMS integration notes: Systemair SYS GW IMS BAC(A) VRF BACnet gateway

Integration in brief

Wire each RS-485 port to an outdoor unit's X/Y/E bus, set the gateway's IP address and a unique BACnet network number on its web page, restart it, then discover the per-unit BACnet devices. Map each indoor unit's on/off, mode, fan speed and setpoint commands plus room temperature and alarm. Outdoor unit devices are for monitoring; HTHM devices have their own heating and water-heating on/off commands and setpoints (BV 90/91, AV 50/51).

Minimum points to map

The short list most integrators start with — enough to run the unit from a BMS. Map more as the job needs.

ObjectNameWhyAccess
BV 1On/Off SettingStart/stop indoor unitWrite
MV 1Mode SettingMode command (3 = cool, 4 = heat, 5 = auto)Write
AV 1Temperature SettingSetpoint command, 10-30 °CWrite
MV 2Fan Speed SettingFan speed command (8 = auto)Write
AI 1Room TemperatureIndoor unit room temperatureRead
BI 2Alarm IndicationIndoor unit has an error codeRead
AI 7Malfunction CodeIndoor unit error code; 0 = no errorRead

Enable & remote start

No enable point is documented. Writing BV 1 on starts the indoor unit with its last-used mode, fan speed and setpoint; if the unit was off when the gateway first came online it defaults to cooling at 24 °C, low fan. Locks (BV 4, BV 5, MV 3, MV 5) restrict local changes.

Integration notes

Check it against the live device. A points list tells you what the controller can expose; the unit in front of you may differ by firmware or installed options. Easy BACnet scans a network for BACnet IP devices from an Android phone, reads every object on the SYS GW IMS BAC(A) VRF BACnet gateway and exports what it actually has to Excel — free. New to BACnet? Start with what a BACnet points list is and what the object types mean.

Questions about the Systemair SYS GW IMS BAC(A) VRF BACnet gateway

How many BACnet points does the Systemair SYS GW IMS BAC(A) VRF BACnet gateway have?

This list has 85 BACnet objects: 27 analog inputs, 26 analog values, 18 binary inputs, 6 binary values, 2 multi-state inputs, 6 multi-state values. The exact set on a given unit depends on its firmware, installed options and configuration.

Which Systemair SYS GW IMS BAC(A) VRF BACnet gateway BACnet points are writable?

21 of the 85 objects accept a write. Points marked Command have a priority array: a write holds until it is released, so release it back to automatic when you are done.

Where is the official Systemair SYS GW IMS BAC(A) VRF BACnet gateway BACnet documentation?

The source is Operation and Installation Manual - IMMP-BAC(A) Manual, published free by Systemair at https://stepimassets.blob.core.windows.net/dsassetsprod/IOM_BACNET_GATEWAY_GB.PDF.

What are the minimum BACnet points to integrate the Systemair SYS GW IMS BAC(A) VRF BACnet gateway?

Start with BV 1 On/Off Setting (Start/stop indoor unit); MV 1 Mode Setting (Mode command (3 = cool, 4 = heat, 5 = auto)); AV 1 Temperature Setting (Setpoint command, 10-30 °C); MV 2 Fan Speed Setting (Fan speed command (8 = auto)); AI 1 Room Temperature (Indoor unit room temperature); BI 2 Alarm Indication (Indoor unit has an error code); AI 7 Malfunction Code (Indoor unit error code; 0 = no error).

How do I enable BMS control of the Systemair SYS GW IMS BAC(A) VRF BACnet gateway?

No enable point is documented. Writing BV 1 on starts the indoor unit with its last-used mode, fan speed and setpoint; if the unit was off when the gateway first came online it defaults to cooling at 24 °C, low fan. Locks (BV 4, BV 5, MV 3, MV 5) restrict local changes.

How do I check these points on the real SYS GW IMS BAC(A) VRF BACnet gateway?

Scan the network with a BACnet IP browser such as Easy BACnet, open the device and compare its object list with this table. Anything missing is usually an option that isn't installed or a point that is disabled in the controller's configuration.
