Lochinvar Regent BACnet points list

Updated 28 October 2026

Short answer

The Regent water heater shares the Crest communication manual but has its own BACnet MS/TP object map. It covers DHW thermostat and setpoint commands, safety switch and relay states, temperatures, flow rate, combustion values and status codes.

This page lists 63 BACnet objects for the Lochinvar Regent — 7 of them writable — with each object’s type, instance number, name, engineering units and access. It is re-typed from Lochinvar’s own free documentation, linked below.

BMS integration notes: Lochinvar Regent

Integration in brief

The Regent water heater uses the same Modbus/BACnet board and configuration approach as the Crest: write AV 0 Configuration to say which values the BAS supplies, then command the DHW thermostat and setpoint. Most integrations simply read status, temperatures and the status, blocking and lockout codes.

Minimum points to map

The short list most integrators start with — enough to run the unit from a BMS. Map more as the job needs.

ObjectNameWhyAccess
AV 0ConfigurationBitmask of BAS-supplied inputs; resend before commandsWrite
BV 4DHW ThermostatDHW call from the BASWrite
AV 3DHW SetpointDHW setpoint from the BASWrite
AI 13Unit Status CodeWhat the heater is doing; 40 = lockoutRead
AI 8Outlet TemperatureHeater outlet water temperature, °CRead
AI 11Firing RateBurner firing rate, %Read
AI 15Unit Lockout CodeLockout cause; valid only when status code is 40Read

Enable & remote start

Set the Demand Configuration under Main Menu > Setup > BMS. ENABLE active / BMS inactive: local setpoints plus an enable (BV 4, packed in AV 1). ENABLE and BMS active: enable plus the AV 2 setpoint command. Set the matching AV 0 bits first.

Heartbeat & communication loss

The Regent communication timer is fixed at 300 s; if communication stops longer than that the unit reverts to its own controls. When the BAS sends a setpoint command it must refresh it at least every 4 seconds or the unit reverts to its own inputs.

Sensors & values from the BMS

With the matching AV 0 bits set, the BAS can write AV 6 System Supply Temperature and AV 7 Building Recirculation Temperature (°C).

Integration notes

Check it against the live device. A points list tells you what the controller can expose; the unit in front of you may differ by firmware or installed options. Easy BACnet scans a network for BACnet IP devices from an Android phone, reads every object on the Regent and exports what it actually has to Excel — free. New to BACnet? Start with what a BACnet points list is and what the object types mean.

Questions about the Lochinvar Regent

How many BACnet points does the Lochinvar Regent have?

This list has 63 BACnet objects: 34 analog inputs, 6 analog values, 22 binary inputs, 1 binary value. The exact set on a given unit depends on its firmware, installed options and configuration.

Which Lochinvar Regent BACnet points are writable?

7 of the 63 objects accept a write. Points marked Command have a priority array: a write holds until it is released, so release it back to automatic when you are done.

Where is the official Lochinvar Regent BACnet documentation?

The source is Modbus and BACnet Communication Instructions (Crest FB/OF751-6001, FCB1000-6000 & Regent IWH500-1000) (100161012_2000020084), revision Rev X, 04/26, published free by Lochinvar at https://assets.lochinvar.com/damroot/Original/10017/MODB_100161012_2000020084_REV%20X_(71343).pdf.

What are the minimum BACnet points to integrate the Lochinvar Regent?

Start with AV 0 Configuration (Bitmask of BAS-supplied inputs; resend before commands); BV 4 DHW Thermostat (DHW call from the BAS); AV 3 DHW Setpoint (DHW setpoint from the BAS); AI 13 Unit Status Code (What the heater is doing; 40 = lockout); AI 8 Outlet Temperature (Heater outlet water temperature, °C); AI 11 Firing Rate (Burner firing rate, %); AI 15 Unit Lockout Code (Lockout cause; valid only when status code is 40).

How do I enable BMS control of the Lochinvar Regent?

Set the Demand Configuration under Main Menu > Setup > BMS. ENABLE active / BMS inactive: local setpoints plus an enable (BV 4, packed in AV 1). ENABLE and BMS active: enable plus the AV 2 setpoint command. Set the matching AV 0 bits first.

Does the Lochinvar Regent need a BACnet heartbeat or have a communication timeout?

The Regent communication timer is fixed at 300 s; if communication stops longer than that the unit reverts to its own controls. When the BAS sends a setpoint command it must refresh it at least every 4 seconds or the unit reverts to its own inputs.

Can the BMS supply sensor values to the Lochinvar Regent?

With the matching AV 0 bits set, the BAS can write AV 6 System Supply Temperature and AV 7 Building Recirculation Temperature (°C).

How do I check these points on the real Regent?

Scan the network with a BACnet IP browser such as Easy BACnet, open the device and compare its object list with this table. Anything missing is usually an option that isn't installed or a point that is disabled in the controller's configuration.
