Daikin AppStat BACnet Thermostat (DAPPS) BACnet points list

Updated 28 October 2026

Short answer

The Daikin AppStat is a programmable BACnet thermostat for light commercial rooftop units and heat pumps. It joins a BACnet MS/TP trunk (the PICS ticks MS/TP master only) and exposes about 70 objects: sensor inputs, staging outputs, setpoint and configuration AVs, status BVs, occupancy/system/fan mode MSVs and three PID loop objects. Several instances change meaning between rooftop and heat pump configurations.

This page lists 72 BACnet objects for the Daikin AppStat BACnet Thermostat (DAPPS) — 36 of them writable — with each object’s type, instance number, name, engineering units and access. It is re-typed from Daikin’s own free documentation, linked below.

BMS integration notes: Daikin AppStat BACnet Thermostat (DAPPS)

Integration in brief

Set Device ID, MAC address and baud on the thermostat's Communication menu (level 2 password); it resets after each change. The BMS then commands Occupied_Mode and System_Mode, writes the occupied setpoints and reads space temperature, discharge air temperature, heat/cool mode and fan proof. The internal schedule is a BACnet schedule object that a workstation can edit.

Minimum points to map

The short list most integrators start with — enough to run the unit from a BMS. Map more as the job needs.

MV 1Occupied_ModeOccupancy command: occupied, standby, unoccupiedCommand
MV 2System_ModeSystem mode: off, auto, cool, heatCommand
MV 3Fan_ModeFan command: Auto or OnCommand

AV 1Space_TempSpace temperature used for controlRead
AV 20Discharge_TempDischarge air temperatureRead
BV 14Fan_StatusFan proof alarm (0 = alarm)Read

Enable & remote start

There is no separate enable point. Occupied_Mode (MV 1), System_Mode (MV 2) and Fan_Mode (MV 3) are commandable and act directly; Occ_Schedule (BV 5) reflects the schedule. Local overrides from the keypad show in Local_Ovrd (BV 28) and Stpt_Hold (BV 36).

Integration notes

Check it against the live device. A points list tells you what the controller can expose; the unit in front of you may differ by firmware or installed options. Easy BACnet scans a network for BACnet IP devices from an Android phone, reads every object on the AppStat BACnet Thermostat (DAPPS) and exports what it actually has to Excel — free. New to BACnet? Start with what a BACnet points list is and what the object types mean.

Questions about the Daikin AppStat BACnet Thermostat (DAPPS)

How many BACnet points does the Daikin AppStat BACnet Thermostat (DAPPS) have?

This list has 72 BACnet objects: 4 analog inputs, 3 analog outputs, 27 analog values, 5 binary outputs, 24 binary values, 3 loops, 6 multi-state values. The exact set on a given unit depends on its firmware, installed options and configuration.

Which Daikin AppStat BACnet Thermostat (DAPPS) BACnet points are writable?

36 of the 72 objects accept a write. Points marked Command have a priority array: a write holds until it is released, so release it back to automatic when you are done.

Where is the official Daikin AppStat BACnet Thermostat (DAPPS) BACnet documentation?

The source is BACnet Design Guide - BACnet Thermostat Protocol Information (Table 5: BACnet Standard Objects) (DG-DAPPS), revision 10/19, published free by Daikin at https://daikincomfort.com/docs/default-source/appstat--bacnet-thermostat/dg-dapps.pdf.

What are the minimum BACnet points to integrate the Daikin AppStat BACnet Thermostat (DAPPS)?

Start with MV 1 Occupied_Mode (Occupancy command: occupied, standby, unoccupied); MV 2 System_Mode (System mode: off, auto, cool, heat); MV 3 Fan_Mode (Fan command: Auto or On); AV 5 Occ_Cl_Stpt (Occupied cooling setpoint); AV 6 Occ_Ht_Stpt (Occupied heating setpoint); BO 1 Fan (Fan start/stop output (1 = on)); BV 8 Mode (Current heat or cool mode); AV 1 Space_Temp (Space temperature used for control); AV 20 Discharge_Temp (Discharge air temperature); BV 14 Fan_Status (Fan proof alarm (0 = alarm)).

How do I enable BMS control of the Daikin AppStat BACnet Thermostat (DAPPS)?

There is no separate enable point. Occupied_Mode (MV 1), System_Mode (MV 2) and Fan_Mode (MV 3) are commandable and act directly; Occ_Schedule (BV 5) reflects the schedule. Local overrides from the keypad show in Local_Ovrd (BV 28) and Stpt_Hold (BV 36).

How do I check these points on the real AppStat BACnet Thermostat (DAPPS)?

Scan the network with a BACnet IP browser such as Easy BACnet, open the device and compare its object list with this table. Anything missing is usually an option that isn't installed or a point that is disabled in the controller's configuration.
