Price Industries PRTU Price Rooftop Unit Controller BACnet points list

Updated 28 October 2026

Short answer

The PRTU is a Price controller that stages a packaged rooftop unit (up to 4 cooling and 4 heating stages plus fan) from its own thermostat or from zone demand. In networked mode it polls up to 30 Price PIC controllers or Prodigy diffusers over BACnet MS/TP every 3 minutes and picks the rooftop mode by voting; if polling fails it drops to standalone. A BMS reaches it on the same BACnet MS/TP trunk as the zone controllers.

This page lists 89 BACnet objects for the Price Industries PRTU Price Rooftop Unit Controller — 55 of them writable — with each object’s type, instance number, name, engineering units and access. It is re-typed from Price Industries’s own free documentation, linked below.

BMS integration notes: Price Industries PRTU Price Rooftop Unit Controller

Integration in brief

Give the PRTU a MAC in 101-126 and a unique device instance, keep 76800 baud, and map the rooftop mode command, the standalone setpoints, the rooftop status, discharge/return temperatures and the polling-failed flag. In networked mode the zone controllers drive the rooftop mode by voting, so the BMS mostly monitors.

Minimum points to map

The short list most integrators start with — enough to run the unit from a BMS. Map more as the job needs.

Enable & remote start

No separate enable point. MV 5 Rooftop Mode sets Auto, Cool, Heat, Ventilation or Off. Occupancy follows the PRTU's internal schedule (default 6am-8pm), the thermostat button or motion; there is no BMS occupancy command in the list. MV 2 Strategy selects standalone or a polling strategy.

Heartbeat & communication loss

None for the BMS. For zone polling: if the PRTU can't poll its zones (bad address or wiring) or more than half are offline, it falls back to standalone on its own thermostat and sets BV 2; it returns to networked mode by itself once polling works.

Integration notes

Check it against the live device. A points list tells you what the controller can expose; the unit in front of you may differ by firmware or installed options. Easy BACnet scans a network for BACnet IP devices from an Android phone, reads every object on the PRTU Price Rooftop Unit Controller and exports what it actually has to Excel — free. New to BACnet? Start with what a BACnet points list is and what the object types mean.

Questions about the Price Industries PRTU Price Rooftop Unit Controller

How many BACnet points does the Price Industries PRTU Price Rooftop Unit Controller have?

This list has 89 BACnet objects: 13 analog inputs, 4 analog outputs, 49 analog values, 2 binary inputs, 10 binary outputs, 2 binary values, 9 multi-state values. The exact set on a given unit depends on its firmware, installed options and configuration.

Which Price Industries PRTU Price Rooftop Unit Controller BACnet points are writable?

55 of the 89 objects accept a write. Points marked Command have a priority array: a write holds until it is released, so release it back to automatic when you are done.

Where is the official Price Industries PRTU Price Rooftop Unit Controller BACnet documentation?

The source is BACnet Points List - PRTU, revision REV 0, published free by Price Industries at https://legacy.priceindustries.com/content/uploads/assets/literature/documents---bacnet/prtu---bacnet-points-list.pdf.

What are the minimum BACnet points to integrate the Price Industries PRTU Price Rooftop Unit Controller?

Start with MV 5 Rooftop Mode (Mode: 1 Auto, 2 Cool, 3 Heat, 4 Vent, 5 Off); AV 1 Standalone Cooling Setpoint (Cooling setpoint in standalone mode); AV 2 Standalone Heating Setpoint (Heating setpoint in standalone mode); MV 3 Rooftop Status (Current mode: cooling, heating or deadband); MV 1 Occupancy Status (Occupancy and its source (schedule, override, motion)); AI 1 Discharge Air Temperature (Discharge air temperature); AI 2 Return Air Temperature (Return air temperature); AI 13 Thermostat Temperature (Temperature at the PRTU thermostat); AV 32 Number of Zones Up (Zones answering polls (max = AV 8)); BV 2 Polling Failed to Standalone (True = polling failed, running standalone).

How do I enable BMS control of the Price Industries PRTU Price Rooftop Unit Controller?

No separate enable point. MV 5 Rooftop Mode sets Auto, Cool, Heat, Ventilation or Off. Occupancy follows the PRTU's internal schedule (default 6am-8pm), the thermostat button or motion; there is no BMS occupancy command in the list. MV 2 Strategy selects standalone or a polling strategy.

Does the Price Industries PRTU Price Rooftop Unit Controller need a BACnet heartbeat or have a communication timeout?

None for the BMS. For zone polling: if the PRTU can't poll its zones (bad address or wiring) or more than half are offline, it falls back to standalone on its own thermostat and sets BV 2; it returns to networked mode by itself once polling works.

How do I check these points on the real PRTU Price Rooftop Unit Controller?

Scan the network with a BACnet IP browser such as Easy BACnet, open the device and compare its object list with this table. Anything missing is usually an option that isn't installed or a point that is disabled in the controller's configuration.
