EVAPCO eco-Air Controller (EC Fan Motors) BACnet points list

Updated 28 October 2026

Short answer

The eco-Air PLC panel exposes BACnet IP on its Ethernet port and BACnet MS/TP on a shared RS-485 terminal that can run either MS/TP or Modbus RTU, chosen on the HMI. Objects are plain Binary and Analog Values numbered from 0, covering unit enable and state, process and ambient temperature, setpoints, fan-speed limits, adiabatic pre-cooling stages and per-fan EC motor alarms, speeds and communication status.

This page lists 185 BACnet objects for the EVAPCO eco-Air Controller (EC Fan Motors) — 39 of them writable — with each object’s type, instance number, name, engineering units and access. It is re-typed from EVAPCO’s own free documentation, linked below.

BMS integration notes: EVAPCO eco-Air Controller (EC Fan Motors)

Integration in brief

Pick MS/TP or Modbus RTU for the serial port on the HMI (BACnet IP is always live on Ethernet), set the addresses under Service > BMS & Network, then enable the unit through BV 0 if it is configured for BMS enable. Monitor AV 16 unit state, AV 0 outlet temperature and the common alarm, and write AV 3 for the process setpoint. For BMS fan-speed control enable BV 77, set AV 101 to Communication and write AV 105.

Minimum points to map

The short list most integrators start with — enough to run the unit from a BMS. Map more as the job needs.

ObjectNameWhyAccess
BV 0bnEnableUnitBMS enable/disable when configured for BMS enableWrite
AV 3bnSetpointTempPrimary process setpoint (writable)Write
AV 16bnUnitStateOperating state and reason it is offRead
AV 0bnOutletTempProcess fluid outlet temperatureRead
AV 2bnActiveSetpointSetpoint currently in controlRead
AV 33bnRefFanSpeedCommanded fan speedRead
BV 10bnCommonAlarmStatusCommon alarm output statusRead

Enable & remote start

Write BV 0 bnEnableUnit = 1; it only takes effect when the unit is configured to be enabled via BMS. AV 16 reports 4 when the unit is off via BMS.

Sensors & values from the BMS

Fan speed can be driven remotely: set BV 77 bnRemoteEnable = 1, AV 101 bnRemoteSource = 2 (Communication) and write AV 105 bnRemoteFanSpeed. AV 103/AV 104 are fallback high/low speeds used when the analog speed input is lost, chosen by ambient against AV 102.

Integration notes

Check it against the live device. A points list tells you what the controller can expose; the unit in front of you may differ by firmware or installed options. Easy BACnet scans a network for BACnet IP devices from an Android phone, reads every object on the eco-Air Controller (EC Fan Motors) and exports what it actually has to Excel — free. New to BACnet? Start with what a BACnet points list is and what the object types mean.

Questions about the EVAPCO eco-Air Controller (EC Fan Motors)

How many BACnet points does the EVAPCO eco-Air Controller (EC Fan Motors) have?

This list has 185 BACnet objects: 107 analog values, 78 binary values. The exact set on a given unit depends on its firmware, installed options and configuration.

Which EVAPCO eco-Air Controller (EC Fan Motors) BACnet points are writable?

39 of the 185 objects accept a write. Points marked Command have a priority array: a write holds until it is released, so release it back to automatic when you are done.

Where is the official EVAPCO eco-Air Controller (EC Fan Motors) BACnet documentation?

The source is EVAPCO Controller User's Manual Addendum - Communications Guide EC Motor Edition (COMM24 EC-E), revision 2025-10, published free by EVAPCO at https://www.evapco.eu/media/772759.

What are the minimum BACnet points to integrate the EVAPCO eco-Air Controller (EC Fan Motors)?

Start with BV 0 bnEnableUnit (BMS enable/disable when configured for BMS enable); AV 3 bnSetpointTemp (Primary process setpoint (writable)); AV 16 bnUnitState (Operating state and reason it is off); AV 0 bnOutletTemp (Process fluid outlet temperature); AV 2 bnActiveSetpoint (Setpoint currently in control); AV 33 bnRefFanSpeed (Commanded fan speed); BV 10 bnCommonAlarmStatus (Common alarm output status).

How do I enable BMS control of the EVAPCO eco-Air Controller (EC Fan Motors)?

Write BV 0 bnEnableUnit = 1; it only takes effect when the unit is configured to be enabled via BMS. AV 16 reports 4 when the unit is off via BMS.

Can the BMS supply sensor values to the EVAPCO eco-Air Controller (EC Fan Motors)?

Fan speed can be driven remotely: set BV 77 bnRemoteEnable = 1, AV 101 bnRemoteSource = 2 (Communication) and write AV 105 bnRemoteFanSpeed. AV 103/AV 104 are fallback high/low speeds used when the analog speed input is lost, chosen by ambient against AV 102.

How do I check these points on the real eco-Air Controller (EC Fan Motors)?

Scan the network with a BACnet IP browser such as Easy BACnet, open the device and compare its object list with this table. Anything missing is usually an option that isn't installed or a point that is disabled in the controller's configuration.
