Desert Aire SelectAire Plus (SP) Series - program 1.x.x BACnet points list

Updated 28 October 2026

Short answer

SelectAire Plus units are large indoor pool dehumidifiers. The BACnet list is fixed: analog inputs for refrigerant, air, pool water and pressure sensors, four writable setpoints (space RH, space air, pool 1 and pool 2 water), binary inputs for component status and alarms, and seven writable binary values for occupancy, event, max outdoor air, purge, unit off, roof lockout and reset. A multistate input reports the unit's operating state.

This page lists 110 BACnet objects for the Desert Aire SelectAire Plus (SP) Series - program 1.x.x — 11 of them writable — with each object’s type, instance number, name, engineering units and access. It is re-typed from Desert Aire’s own free documentation, linked below.

BMS integration notes: Desert Aire SelectAire Plus (SP) Series - program 1.x.x

Integration in brief

Write occupancy (BV 102) and, if the BMS owns start/stop, Network Off (BV 106). Set the space RH, space air and pool water setpoints through AV 27-30. Monitor Unit Status (MI 109), space conditions and Active Alarm (BI 110), and use Remote Reset (BV 108) to clear alarms.

Minimum points to map

The short list most integrators start with — enough to run the unit from a BMS. Map more as the job needs.

Enable & remote start

BV 106 Network Off stops the unit when written 1 and releases it when written 0; BI 48 shows the remote-off state. BV 102 Network Occupied sets occupied (1) or unoccupied (0). Event, maximum outdoor air and purge modes are requested with BV 103, BV 104 and BV 105.

Integration notes

Check it against the live device. A points list tells you what the controller can expose; the unit in front of you may differ by firmware or installed options. Easy BACnet scans a network for BACnet IP devices from an Android phone, reads every object on the SelectAire Plus (SP) Series - program 1.x.x and exports what it actually has to Excel — free. New to BACnet? Start with what a BACnet points list is and what the object types mean.

Questions about the Desert Aire SelectAire Plus (SP) Series - program 1.x.x

How many BACnet points does the Desert Aire SelectAire Plus (SP) Series - program 1.x.x have?

This list has 110 BACnet objects: 26 analog inputs, 4 analog values, 72 binary inputs, 7 binary values, 1 multi-state input. The exact set on a given unit depends on its firmware, installed options and configuration.

Which Desert Aire SelectAire Plus (SP) Series - program 1.x.x BACnet points are writable?

11 of the 110 objects accept a write. Points marked Command have a priority array: a write holds until it is released, so release it back to automatic when you are done.

Where is the official Desert Aire SelectAire Plus (SP) Series - program 1.x.x BACnet documentation?

The source is BACnet Points List - Unit Type SP For Program Version 1.x.x (EC-10586 (Rev. 00)), revision 2020-06-16, published free by Desert Aire at https://www.desert-aire.com/wp-content/uploads/2025/04/SP-1_x_x-BACnet-Points.pdf.

What are the minimum BACnet points to integrate the Desert Aire SelectAire Plus (SP) Series - program 1.x.x?

Start with BV 106 Network Off (Unit off command (1 = off, 0 = on)); BV 102 Network Occupied (Occupancy command (1 = occupied)); AV 27 Zone Relative Humidity Setpoint (Space RH setpoint, 0-99 %); AV 28 Zone Air Temperature Setpoint (Space air setpoint, 65-99 °F); AV 29 Pool 1 Water Temperature Setpoint (Pool 1 water setpoint, 70-104 °F); BV 108 Remote Reset (Write 1 to reset the unit); MI 109 Unit Status (Operating state code (0-9)); AI 3 Zone Air Relative Humidity (Measured space RH, %); AI 4 Zone Air Temperature (Measured space air temperature); BI 110 Active Alarm (Any alarm active (1 = alarm)).

How do I enable BMS control of the Desert Aire SelectAire Plus (SP) Series - program 1.x.x?

BV 106 Network Off stops the unit when written 1 and releases it when written 0; BI 48 shows the remote-off state. BV 102 Network Occupied sets occupied (1) or unoccupied (0). Event, maximum outdoor air and purge modes are requested with BV 103, BV 104 and BV 105.

How do I check these points on the real SelectAire Plus (SP) Series - program 1.x.x?

Scan the network with a BACnet IP browser such as Easy BACnet, open the device and compare its object list with this table. Anything missing is usually an option that isn't installed or a point that is disabled in the controller's configuration.
