Desert Aire ExpertAire LW (Wide Temperature Range) - program 2.0.6 BACnet points list

Updated 28 October 2026

Short answer

The ExpertAire LW is a single-compressor dehumidifier for low and wide temperature ranges. Over BACnet the BMS can switch the unit off, command occupancy, write occupied and unoccupied space temperature and RH setpoints, and send its own zone temperature and RH readings. An optional heartbeat (enable, toggle point and delay) supervises the BMS link. Status and alarms are binary values; unit status and zone-sensor source are integer codes.

This page lists 65 BACnet objects for the Desert Aire ExpertAire LW (Wide Temperature Range) - program 2.0.6 — 13 of them writable — with each object’s type, instance number, name, engineering units and access. It is re-typed from Desert Aire’s own free documentation, linked below.

BMS integration notes: Desert Aire ExpertAire LW (Wide Temperature Range) - program 2.0.6

Integration in brief

Command occupancy (BV 23) and, if the BMS owns start/stop, Remote Off (BV 22). Write the occupied space temperature and RH setpoints (AV 24, AV 23) and the unoccupied ones if used (AV 26, AV 25). If the heartbeat is enabled (BV 26), toggle BV 27 within the delay set in AV 29. Monitor Unit Status (AV 1001), space conditions and Active Alarm (BV 8, inverted).

Minimum points to map

The short list most integrators start with — enough to run the unit from a BMS. Map more as the job needs.

ObjectNameWhyAccess
BV 22Remote OffUnit off command (1 = off, 0 = on)Write
BV 23Network Occupied InputOccupancy command (1 = occupied)Write
AV 24Network Zone Temperature SetpointOccupied space temperature setpoint, °FWrite
AV 23Network Zone RH SetpointOccupied space RH setpoint, %Write
BV 27Network HeartbeatToggle within AV 29 delay when heartbeat is onWrite
BV 24Remote ResetWrite 1 to resetWrite
AV 1001Unit StatusOperating state code (0-11)Read
AV 4Zone Air Relative HumidityMeasured space RH, %Read
AV 5Zone Air TemperatureMeasured space temperature, °FRead
BV 8Active AlarmUnit alarm; 0 = alarm, 1 = normalRead

Enable & remote start

BV 22 Remote Off turns the unit off when set to 1 and back on at 0. BV 23 Network Occupied Input selects occupied (1) or unoccupied (0); BV 7 confirms the occupied state. BV 25 Blower Continuous switches the blower between automatic and continuous.

Heartbeat & communication loss

Optional. Write BV 26 Network Heartbeat Enable = 1 to turn it on, then toggle BV 27 Network Heartbeat between 1 and 0 within the delay in AV 29 (1-999 s, default 120 s). The list does not say what the unit does when the heartbeat stops.

Sensors & values from the BMS

The BMS can send zone temperature (AV 27) and zone RH (AV 28). AV 1002 Zone Sensor Status shows which sensor is in use (0 = unit sensor, 1 = BMS, 2 = lead unit).

Integration notes

Check it against the live device. A points list tells you what the controller can expose; the unit in front of you may differ by firmware or installed options. Easy BACnet scans a network for BACnet IP devices from an Android phone, reads every object on the ExpertAire LW (Wide Temperature Range) - program 2.0.6 and exports what it actually has to Excel — free. Questions about the Desert Aire ExpertAire LW (Wide Temperature Range) - program 2.0.6

How many BACnet points does the Desert Aire ExpertAire LW (Wide Temperature Range) - program 2.0.6 have?

This list has 65 BACnet objects: 33 analog values, 32 binary values. The exact set on a given unit depends on its firmware, installed options and configuration.

Which Desert Aire ExpertAire LW (Wide Temperature Range) - program 2.0.6 BACnet points are writable?

13 of the 65 objects accept a write. Points marked Command have a priority array: a write holds until it is released, so release it back to automatic when you are done.

Where is the official Desert Aire ExpertAire LW (Wide Temperature Range) - program 2.0.6 BACnet documentation?

The source is BACnet Points List - Unit Type LW For Program Version 2.0.6 (ECN 10971 (Rev. 03)), revision 2023-10-10, published free by Desert Aire at https://www.desert-aire.com/wp-content/uploads/2025/04/LW-BACnet-Points-Ver-2_0_6.pdf.

What are the minimum BACnet points to integrate the Desert Aire ExpertAire LW (Wide Temperature Range) - program 2.0.6?

Start with BV 22 Remote Off (Unit off command (1 = off, 0 = on)); BV 23 Network Occupied Input (Occupancy command (1 = occupied)); AV 24 Network Zone Temperature Setpoint (Occupied space temperature setpoint, °F); AV 23 Network Zone RH Setpoint (Occupied space RH setpoint, %); BV 27 Network Heartbeat (Toggle within AV 29 delay when heartbeat is on); BV 24 Remote Reset (Write 1 to reset); AV 1001 Unit Status (Operating state code (0-11)); AV 4 Zone Air Relative Humidity (Measured space RH, %); AV 5 Zone Air Temperature (Measured space temperature, °F); BV 8 Active Alarm (Unit alarm; 0 = alarm, 1 = normal).

How do I enable BMS control of the Desert Aire ExpertAire LW (Wide Temperature Range) - program 2.0.6?

BV 22 Remote Off turns the unit off when set to 1 and back on at 0. BV 23 Network Occupied Input selects occupied (1) or unoccupied (0); BV 7 confirms the occupied state. BV 25 Blower Continuous switches the blower between automatic and continuous.

Does the Desert Aire ExpertAire LW (Wide Temperature Range) - program 2.0.6 need a BACnet heartbeat or have a communication timeout?

Optional. Write BV 26 Network Heartbeat Enable = 1 to turn it on, then toggle BV 27 Network Heartbeat between 1 and 0 within the delay in AV 29 (1-999 s, default 120 s). The list does not say what the unit does when the heartbeat stops.

Can the BMS supply sensor values to the Desert Aire ExpertAire LW (Wide Temperature Range) - program 2.0.6?

The BMS can send zone temperature (AV 27) and zone RH (AV 28). AV 1002 Zone Sensor Status shows which sensor is in use (0 = unit sensor, 1 = BMS, 2 = lead unit).

How do I check these points on the real ExpertAire LW (Wide Temperature Range) - program 2.0.6?

Scan the network with a BACnet IP browser such as Easy BACnet, open the device and compare its object list with this table. Anything missing is usually an option that isn't installed or a point that is disabled in the controller's configuration.
