AAON VAV/Zone BACnet Controller (VAVZB) BACnet points list

Updated 28 October 2026

Short answer

The VAVZB is AAON's VAV box and zone damper controller, used on AAON VAV and zoning systems with an AAON unit controller. It has an on-board BACnet MS/TP port next to the AAON communication loop. Over BACnet it exposes 11 analog inputs, 24 setpoint and configuration analog values, 17 binary status and alarm inputs and 3 multi-state status inputs.

This page lists 55 BACnet objects for the AAON VAV/Zone BACnet Controller (VAVZB) — 24 of them writable — with each object’s type, instance number, name, engineering units and access. It is re-typed from AAON’s own free documentation, linked below.

BMS integration notes: AAON VAV/Zone BACnet Controller (VAVZB)

Integration in brief

Set the MAC address, device ID and MS/TP baud on the controller's LCD Settings screens. The BMS can then read zone temperature, airflow, damper position and alarms and write the occupied heating and cooling setpoints and damper/airflow limits. Occupancy itself still comes from the AAON unit controller or GPC-XP over the AAON communication loop.

Minimum points to map

The short list most integrators start with — enough to run the unit from a BMS. Map more as the job needs.

Enable & remote start

There is no BACnet occupancy or enable point. The VAVZB takes its occupied/unoccupied command from the AAON unit controller or a GPC-XP over the AAON communication loop, and push-button overrides on the room sensor return it to occupied for 0-8 hours (AV 8). Damper force modes (including AV 21 Force Damper to Fixed Position) stay active until cancelled or power is removed.

Type: AI, AO, AV, BI, BO, BV, MI/MO/MV (multi-state) · Access: Read read-only, Write writable, Command writable with a priority array.

Note: the source document has no read/write column, so access here is inferred from the object type (inputs read-only, values writable). Confirm on the live controller before writing.

Integration notes

Check it against the live device. A points list tells you what the controller can expose; the unit in front of you may differ by firmware or installed options. Easy BACnet scans a network for BACnet IP devices from an Android phone, reads every object on the VAV/Zone BACnet Controller (VAVZB) and exports what it actually has to Excel — free. New to BACnet? Start with what a BACnet points list is and what the object types mean.

Questions about the AAON VAV/Zone BACnet Controller (VAVZB)

How many BACnet points does the AAON VAV/Zone BACnet Controller (VAVZB) have?

This list has 55 BACnet objects: 11 analog inputs, 24 analog values, 17 binary inputs, 3 multi-state inputs. The exact set on a given unit depends on its firmware, installed options and configuration.

Which AAON VAV/Zone BACnet Controller (VAVZB) BACnet points are writable?

24 of the 55 objects accept a write. Points marked Command have a priority array: a write holds until it is released, so release it back to automatic when you are done. The source has no read/write column, so this is inferred from object type.

Where is the official AAON VAV/Zone BACnet Controller (VAVZB) BACnet documentation?

The source is VAV/Zone BACnet Controller Package Technical Guide (Appendix B: BACnet MS/TP Parameters) (G067750), revision Rev. C, December 21, 2022, published free by AAON at https://www.aaon.com/hubfs/Controls%20Literature/G067750-VAVZP-BACNET-RevC%20221221.pdf.

What are the minimum BACnet points to integrate the AAON VAV/Zone BACnet Controller (VAVZB)?

Start with AV 1 Occupied Cooling Setpoint (Occupied cooling setpoint, 50-90 °F); AV 2 Occupied Heating Setpoint (Occupied heating setpoint, 50-90 °F); MI 1 Scheduled Mode of Operation (Occupancy/operating mode in effect); MI 2 Space Temperature HVAC Mode (No demand, cooling, heating or sensor failure); AI 2 Space Temperature (Zone temperature); AI 9 Pressure Independent Airflow (Measured airflow (pressure-independent boxes)); AI 8 Damper Position (Current damper position); AI 7 Discharge Temperature (Box discharge air temp (if sensor fitted)); BI 11 Bad or Missing Space Sensor (Space sensor failed or missing); BI 12 Bad or Missing Airflow Sensor (Airflow sensor failed or missing).

How do I enable BMS control of the AAON VAV/Zone BACnet Controller (VAVZB)?

There is no BACnet occupancy or enable point. The VAVZB takes its occupied/unoccupied command from the AAON unit controller or a GPC-XP over the AAON communication loop, and push-button overrides on the room sensor return it to occupied for 0-8 hours (AV 8). Damper force modes (including AV 21 Force Damper to Fixed Position) stay active until cancelled or power is removed.

How do I check these points on the real VAV/Zone BACnet Controller (VAVZB)?

Scan the network with a BACnet IP browser such as Easy BACnet, open the device and compare its object list with this table. Anything missing is usually an option that isn't installed or a point that is disabled in the controller's configuration.
