Johnson Controls TEC3000 Series TEC3610 / TEC3611 / TEC3612 / TEC3613 On/Off or Floating Fan Coil Thermostat (BACnet MS/TP) BACnet points list
Updated 28 October 2026
The TEC3610-TEC3613 are field-selectable BACnet MS/TP or N2 networked thermostats for on/off or floating fan coil and zoning equipment. The point table covers modes, occupied/unoccupied/standby setpoints, network overrides for supply air temperature and humidity, loop outputs, valve and fan outputs, tuning values and the internal schedule. TEC3611 and TEC3613 have an onboard occupancy sensor; TEC3612 and TEC3613 support dehumidification.
This page lists 97 BACnet objects for the Johnson Controls TEC3000 Series TEC3610 / TEC3611 / TEC3612 / TEC3613 On/Off or Floating Fan Coil Thermostat (BACnet MS/TP) — 68 of them writable — with each object’s type, instance number, name, engineering units and access. BMS integration notes: Johnson Controls TEC3000 Series TEC3610 / TEC3611 / TEC3612 / TEC3613 On/Off or Floating Fan Coil Thermostat (BACnet MS/TP)
Put the TEC on the MS/TP trunk with a unique address and instance, set OCC-CONFIG to External and command NET-OCC from the BAS. Write the occupied setpoints, control mode and fan mode, and read the operational zone temperature, unit status and the critical event MV.
Minimum points to map
The short list most integrators start with — enough to run the unit from a BMS. Map more as the job needs.
| Object | Name | Why | Access |
|---|---|---|---|
| MV 29501 | Unit Enable (UNITEN-MODE) | Shutdown or enable the unit | Write |
| MV 29500 | Control Mode (SYSTEM-MODE) | Auto, cooling or heating | Write |
| MV 29519 | Supervisor Occupancy (NET-OCC) | BAS occupancy: occupied, unoccupied, standby | Write |
| MV 29520 | Occupancy Configuration Source (OCC-CONFIG) | Must be External for NET-OCC to take effect | Write |
| MV 29524 | Fan Mode (FAN-MODE) | Fan mode: on, auto or smart | Write |
| AV 29502 | Occupied Cooling Setpoint (CLGOCC-SP) | Occupied cooling setpoint, °F | Write |
| AV 29503 | Occupied Heating Setpoint (HTGOCC-SP) | Occupied heating setpoint, °F | Write |
| MV 29700 | Unit Status (UNIT-S) | Detailed unit status | Read |
| AV 29701 | Operational Space Temperature (EFF-ZNT) | Zone temperature used for control | Read |

Enable & remote start
Set Occupancy Configuration Source (OCC-CONFIG, MV 29520) to External, then command Supervisor Occupancy (NET-OCC, MV 29519) occupied, unoccupied or standby. With OCC-CONFIG = Schedule the internal schedule writes LOCAL-OCC instead. Unit Enable (MV 29501) shuts the unit down or enables it, and Control Mode (MV 29500) picks auto, cooling or heating. A manual override at the display, an occupancy input or the motion sensor can still change the effective occupancy.
Sensors & values from the BMS
Network Override Supply Air Temperature (NET-SAT, AV 29515) lets the BAS supply a supply air temperature, which the thermostat combines with its local sensor into EFF-SAT, and NET-ZNH (MV 29516) supplies zone humidity on units without a humidity sensor. The guide gives no timeout for these values.
Network setup
- Out of the box the thermostat runs BACnet MS/TP; N2 is chosen with FC Comm Mode in the Network Setup menu (the unit reboots).
- BACnet Instance ID: 1 to 4,194,302, default 1. MS/TP address: 4 to 127, default 4.
- MS/TP baud rate default is Auto; fixed choices are 1200, 9600, 19200, 38400 and 76800.
- Character encoding defaults to ISO 10646 (UCS-2) for Metasys; a third-party BAS may need a different setting.
Watch out for
- The guide says AV and MV objects are written without a priority (Metasys Change Default); the last such write received is the one executed.
- The passcode cannot be changed from the BAS, only at the display or through the Mobile Access Portal.
- LOCK-LVL (MV 29531) can hide the menu or most display functions; State 0 gives full access.

Integration notes
- The guide's BACnet table has no access column; access here is inferred from the N2 point type printed in the same row (AO/BO/MO writable, AI/BI/MI read-only). The network override points and the Schedule and Calendar objects (no N2 type) are marked writable.
- Multistate state numbers are copied from the guide's enum lists.
- The six MV event objects (MV 29995-30000) and their notification classes (10-15) come from the guide's separate multi-state event table, which applies to all three TEC36xx families on BACnet MS/TP.
- Some points only appear with matching configuration, e.g. Fan Mode for single/variable-speed fans and Fan Mode 2 for multi-speed fans.
- The guide prints instance 87102 for both BO5 Command (HTGO-C, heating output on the N.O. terminal) and BO7 Command (HTGC-C, heating output on the N.C. terminal); only BO5 is listed here. Read the device's object list to find BO7's real instance.
- Network Override Zone Humidity (NET-ZNH) is printed as an MV in this table and as an AV in the other two TEC3000 tables.
Check it against the live device. A points list tells you what the controller can expose; the unit in front of you may differ by firmware or installed options. Easy BACnet scans a network for BACnet IP devices from an Android phone, reads every object on the TEC3000 Series TEC3610 / TEC3611 / TEC3612 / TEC3613 On/Off or Floating Fan Coil Thermostat (BACnet MS/TP) and exports what it actually has to Excel — free. Questions about the Johnson Controls TEC3000 Series TEC3610 / TEC3611 / TEC3612 / TEC3613 On/Off or Floating Fan Coil Thermostat (BACnet MS/TP)
How many BACnet points does the Johnson Controls TEC3000 Series TEC3610 / TEC3611 / TEC3612 / TEC3613 On/Off or Floating Fan Coil Thermostat (BACnet MS/TP) have?
This list has 97 BACnet objects: 1 analog output, 48 analog values, 2 binary inputs, 6 binary outputs, 1 calendar, 6 notification classs, 1 schedule, 32 multi-state values. The exact set on a given unit depends on its firmware, installed options and configuration.
Which Johnson Controls TEC3000 Series TEC3610 / TEC3611 / TEC3612 / TEC3613 On/Off or Floating Fan Coil Thermostat (BACnet MS/TP) BACnet points are writable?
68 of the 97 objects accept a write. Points marked Command have a priority array: a write holds until it is released, so release it back to automatic when you are done. The source has no read/write column, so this is inferred from object type.
Where is the official Johnson Controls TEC3000 Series TEC3610 / TEC3611 / TEC3612 / TEC3613 On/Off or Floating Fan Coil Thermostat (BACnet MS/TP) BACnet documentation?
The source is TEC3000 Series Field-Selectable BACnet MS/TP or N2 Networked and Wireless Thermostat Controllers Technical Bulletin (LIT-12011956), revision 2018-07, published free by Johnson Controls at https://docs.johnsoncontrols.com/bas/api/khub/documents/of4XABY6Cun_CHQyMfnYOw/content.
What are the minimum BACnet points to integrate the Johnson Controls TEC3000 Series TEC3610 / TEC3611 / TEC3612 / TEC3613 On/Off or Floating Fan Coil Thermostat (BACnet MS/TP)?
Start with MV 29501 Unit Enable (UNITEN-MODE) (Shutdown or enable the unit); MV 29500 Control Mode (SYSTEM-MODE) (Auto, cooling or heating); MV 29519 Supervisor Occupancy (NET-OCC) (BAS occupancy: occupied, unoccupied, standby); MV 29520 Occupancy Configuration Source (OCC-CONFIG) (Must be External for NET-OCC to take effect); MV 29524 Fan Mode (FAN-MODE) (Fan mode: on, auto or smart); AV 29502 Occupied Cooling Setpoint (CLGOCC-SP) (Occupied cooling setpoint, °F); AV 29503 Occupied Heating Setpoint (HTGOCC-SP) (Occupied heating setpoint, °F); MV 29700 Unit Status (UNIT-S) (Detailed unit status); AV 29701 Operational Space Temperature (EFF-ZNT) (Zone temperature used for control); MV 30000 MV Critical Active Event (Active critical faults).
How do I enable BMS control of the Johnson Controls TEC3000 Series TEC3610 / TEC3611 / TEC3612 / TEC3613 On/Off or Floating Fan Coil Thermostat (BACnet MS/TP)?
Set Occupancy Configuration Source (OCC-CONFIG, MV 29520) to External, then command Supervisor Occupancy (NET-OCC, MV 29519) occupied, unoccupied or standby. With OCC-CONFIG = Schedule the internal schedule writes LOCAL-OCC instead. Unit Enable (MV 29501) shuts the unit down or enables it, and Control Mode (MV 29500) picks auto, cooling or heating. A manual override at the display, an occupancy input or the motion sensor can still change the effective occupancy.
Can the BMS supply sensor values to the Johnson Controls TEC3000 Series TEC3610 / TEC3611 / TEC3612 / TEC3613 On/Off or Floating Fan Coil Thermostat (BACnet MS/TP)?
Network Override Supply Air Temperature (NET-SAT, AV 29515) lets the BAS supply a supply air temperature, which the thermostat combines with its local sensor into EFF-SAT, and NET-ZNH (MV 29516) supplies zone humidity on units without a humidity sensor. The guide gives no timeout for these values.
How do I check these points on the real TEC3000 Series TEC3610 / TEC3611 / TEC3612 / TEC3613 On/Off or Floating Fan Coil Thermostat (BACnet MS/TP)?
Scan the network with a BACnet IP browser such as Easy BACnet, open the device and compare its object list with this table. Anything missing is usually an option that isn't installed or a point that is disabled in the controller's configuration.
