ClimateMaster MPC Multi-Protocol DDC Controller - Water-to-Water (Gen 8 and newer) BACnet points list

Updated 28 October 2026

Short answer

In water-to-water units the MPC controls water temperature instead of space temperature. The BMS commands occupancy, selects heating or cooling with the MC Switch, writes occupied and unoccupied water setpoints and differentials, and can shut the unit down or take direct control of the compressors and reversing valve. Control is on entering water temperature by default and can be moved to leaving water temperature. The unit stays in the selected mode until the mode is changed.

BMS integration notes: ClimateMaster MPC Multi-Protocol DDC Controller - Water-to-Water (Gen 8 and newer)

Integration in brief

Address the MPC with the rotary switches and set the MS/TP baud with the DIP switches. Command occupancy with BV 12, choose heating or cooling with BV 7 MC Switch, and write the occupied water setpoints. Use BV 8 for an emergency stop and BV 4 to clear a lockout. Monitor the compressor, load water temperatures and the Alarm State.

Minimum points to map

The short list most integrators start with — enough to run the unit from a BMS. Map more as the job needs.

Enable & remote start

BV 12 Occupied Mode (default ON) sets occupied/unoccupied; BV 14 Work Schedule can take a BMS schedule instead. BV 7 MC Switch selects cooling (ON) or heating (OFF) and the unit stays in that mode until it is changed. BV 8 Emergency Shutdown turns the outputs off. With BV 62 Multi Stage Enable ON the BMS can drive C1, C2 and the reversing valve directly through BV 61, BV 63 and BV 60.

Sensors & values from the BMS

BV 9 CC Mode and BV 10 HC Mode move cooling and heating control from entering (OFF, default) to leaving (ON) water temperature. Follower units (BV 16 ON) take the leader's water temperature in Master WT (AV 4/AV 27) and its setpoints in AV 9/AV 10.

Integration notes

Check it against the live device. A points list tells you what the controller can expose; the unit in front of you may differ by firmware or installed options. Easy BACnet scans a network for BACnet IP devices from an Android phone, reads every object on the MPC Multi-Protocol DDC Controller - Water-to-Water (Gen 8 and newer) and exports what it actually has to Excel — free. Questions about the ClimateMaster MPC Multi-Protocol DDC Controller - Water-to-Water (Gen 8 and newer)

How many BACnet points does the ClimateMaster MPC Multi-Protocol DDC Controller - Water-to-Water (Gen 8 and newer) have?

This list has 76 BACnet objects: 41 analog values, 35 binary values. The exact set on a given unit depends on its firmware, installed options and configuration.

Which ClimateMaster MPC Multi-Protocol DDC Controller - Water-to-Water (Gen 8 and newer) BACnet points are writable?

42 of the 76 objects accept a write. Points marked Command have a priority array: a write holds until it is released, so release it back to automatic when you are done.

Where is the official ClimateMaster MPC Multi-Protocol DDC Controller - Water-to-Water (Gen 8 and newer) BACnet documentation?

The source is MPC Multi-Protocol DDC Controls - Application, Operation & Maintenance Manual (97B0031N01), revision 2025-12-11, published free by ClimateMaster at https://files.climatemaster.com/97b0031n01-climatemaster-mpc-multiprotocol-ddc-controls-water-source-heat-pump-application-manual.pdf.

What are the minimum BACnet points to integrate the ClimateMaster MPC Multi-Protocol DDC Controller - Water-to-Water (Gen 8 and newer)?

Start with BV 12 Occupied Mode (Occupancy command (ON = occupied)); BV 8 Emergency Shutdown (Emergency stop; ON turns Y1, Y2, G and W off); BV 7 MC Switch (Mode: ON = cooling, OFF = heating); AV 3 Occupied CL SP/ Fahrenheit (Occupied cooling water setpoint, °F); AV 5 Occupied HT Setpoint (Occupied heating water setpoint, °F); BV 4 System Reset (Lockout reset; set ON then back OFF); BV 3 C1 Status (Compressor 1 running); AV 35 EWT Load Status (Load entering water temp (default control)); AV 34 LWT Load Status (Load leaving water temperature); BV 1 Alarm State (Lockout condition (ON = lockout)).

How do I enable BMS control of the ClimateMaster MPC Multi-Protocol DDC Controller - Water-to-Water (Gen 8 and newer)?

BV 12 Occupied Mode (default ON) sets occupied/unoccupied; BV 14 Work Schedule can take a BMS schedule instead. BV 7 MC Switch selects cooling (ON) or heating (OFF) and the unit stays in that mode until it is changed. BV 8 Emergency Shutdown turns the outputs off. With BV 62 Multi Stage Enable ON the BMS can drive C1, C2 and the reversing valve directly through BV 61, BV 63 and BV 60.

Can the BMS supply sensor values to the ClimateMaster MPC Multi-Protocol DDC Controller - Water-to-Water (Gen 8 and newer)?

BV 9 CC Mode and BV 10 HC Mode move cooling and heating control from entering (OFF, default) to leaving (ON) water temperature. Follower units (BV 16 ON) take the leader's water temperature in Master WT (AV 4/AV 27) and its setpoints in AV 9/AV 10.

How do I check these points on the real MPC Multi-Protocol DDC Controller - Water-to-Water (Gen 8 and newer)?

Scan the network with a BACnet IP browser such as Easy BACnet, open the device and compare its object list with this table. Anything missing is usually an option that isn't installed or a point that is disabled in the controller's configuration.
