Nailor EZstat Fan Coil Controller (EC-EZstat) BACnet points list
Updated 28 October 2026
The EZstat is a BACnet MS/TP application-specific controller (built on a KMC platform) that runs fan coil sequences either stand-alone or networked. The manual lists the objects most useful for monitoring: inputs, outputs, setpoint and status values, a schedule object and four PID loops. Output object names change between the two-pipe and four-pipe applications, and not every input object is present in every model.
This page lists 59 BACnet objects for the Nailor EZstat Fan Coil Controller (EC-EZstat) — 52 of them writable — with each object’s type, instance number, name, engineering units and access. It is re-typed from Nailor’s own free documentation, linked below.

BMS integration notes: Nailor EZstat Fan Coil Controller (EC-EZstat)
Set device instance, MAC and baud from the COMM menu, then map space temperature, the occupied setpoints, system and occupied modes and the fan points. Occupancy normally follows the internal BACnet schedule (SCHED_1 writing BV5), which a workstation can edit, or another BACnet device can command occupancy directly.
Minimum points to map
The short list most integrators start with — enough to run the unit from a BMS. Map more as the job needs.
| Object | Name | Why | Access |
|---|---|---|---|
| MV 2 | SYSTEM_MODE | Heat / cool / auto / off | Write |
| BV 5 | OCC_SCHEDULE | Occupancy command; the internal schedule also writes it | Write |
| MV 1 | OCCUPIED_MODE | Occupied mode | Write |
| AV 5 | OCC_CL_STPT | Occupied cooling setpoint | Write |
| AV 6 | OCC_HT_STPT | Occupied heating setpoint | Write |
| AV 34 | FAN_SPEED | Fan speed, % | Write |
| BV 14 | FAN_STATUS | Fan proof status | Write |
| AV 1 | SPACE_TEMP | Space temperature used for control | Read |
Enable & remote start
The EZstat runs stand-alone; occupancy comes from its internal schedule (SCH 1 writing BV5 OCC_SCHEDULE) and can also be commanded by another BACnet device or workstation. Without the schedule enabled it starts occupied.
Network setup
- Set DEVICE ID (1-4,194,302), MAC (1-127) and BAUD (Auto, 9600, 19200, 38400, 76800) in the COMM menu after entering Password 2; the controller resets after a change.
- Time and date sync automatically from a BACnet time master on the network.
- Up to 128 addressable devices per MS/TP trunk, but the manual recommends no more than 60 controllers.
Watch out for
- The manufacturer warns that changing object configuration can cause unpredictable operation; limit BMS writes to setpoints and modes.
- Changing a setpoint inside the minimum differential (AV11) makes the controller move the opposite setpoint to keep the gap.
- Selecting a manual fan speed overrides auto; AUTO_FAN_RESET (BV16) with the local override timer (AV38, default 60 min) returns it to auto.
- Output object names change between two-pipe and four-pipe configurations.

Integration notes
- The manual lists the objects likely needed for monitoring, not necessarily every object in the device.
- Output names differ by application: two-pipe names are shown, with the four-pipe name in each description.
- Access is inferred from object type; the manual has no read/write column.
- Not all input objects are present in every model; only inputs 1-3 are wired externally.
Check it against the live device. A points list tells you what the controller can expose; the unit in front of you may differ by firmware or installed options. Easy BACnet scans a network for BACnet IP devices from an Android phone, reads every object on the EZstat Fan Coil Controller (EC-EZstat) and exports what it actually has to Excel — free. Questions about the Nailor EZstat Fan Coil Controller (EC-EZstat)
How many BACnet points does the Nailor EZstat Fan Coil Controller (EC-EZstat) have?
This list has 59 BACnet objects: 4 analog inputs, 3 analog outputs, 22 analog values, 5 binary outputs, 16 binary values, 4 loops, 1 schedule, 4 multi-state values. The exact set on a given unit depends on its firmware, installed options and configuration.
Which Nailor EZstat Fan Coil Controller (EC-EZstat) BACnet points are writable?
52 of the 59 objects accept a write. Points marked Command have a priority array: a write holds until it is released, so release it back to automatic when you are done. The source has no read/write column, so this is inferred from object type.
Where is the official Nailor EZstat Fan Coil Controller (EC-EZstat) BACnet documentation?
The source is Fan Coil Controller EZstat Installation and Operation Manual (EC-EZstat), revision 2020-11, published free by Nailor at https://nailor.com/sites/default/files/documents/EC-EZSTATINST.pdf.
What are the minimum BACnet points to integrate the Nailor EZstat Fan Coil Controller (EC-EZstat)?
Start with MV 2 SYSTEM_MODE (Heat / cool / auto / off); BV 5 OCC_SCHEDULE (Occupancy command; the internal schedule also writes it); MV 1 OCCUPIED_MODE (Occupied mode); AV 5 OCC_CL_STPT (Occupied cooling setpoint); AV 6 OCC_HT_STPT (Occupied heating setpoint); AV 34 FAN_SPEED (Fan speed, %); BV 14 FAN_STATUS (Fan proof status); AV 1 SPACE_TEMP (Space temperature used for control).
How do I enable BMS control of the Nailor EZstat Fan Coil Controller (EC-EZstat)?
The EZstat runs stand-alone; occupancy comes from its internal schedule (SCH 1 writing BV5 OCC_SCHEDULE) and can also be commanded by another BACnet device or workstation. Without the schedule enabled it starts occupied.
How do I check these points on the real EZstat Fan Coil Controller (EC-EZstat)?
Scan the network with a BACnet IP browser such as Easy BACnet, open the device and compare its object list with this table. Anything missing is usually an option that isn't installed or a point that is disabled in the controller's configuration.
