Modine BMS Board for Gas-Fired Unit Heaters (PTP/BTP, PTC/BTC, PTS/BTS, PDP/BDP) BACnet points list

Updated 28 October 2026

Short answer

Modine's BMS board for gas-fired unit heaters sits beside the ignition control and gives the heater a BACnet MS/TP (or Modbus RTU) connection on RS-485. From the BMS you can turn the heater on and off, switch it between winter heating and summer fan-only, and adjust the heating, fan-only and energy-saver setpoints and bands. It reports the room and intake temperatures, thermostat calls, relay states and four specific alarms plus a general alarm. Setpoints only apply when the board runs on its own room sensor rather than a thermostat.

This page lists 27 BACnet objects for the Modine BMS Board for Gas-Fired Unit Heaters (PTP/BTP, PTC/BTC, PTS/BTS, PDP/BDP) — 10 of them writable — with each object’s type, instance number, name, engineering units and access. It is re-typed from Modine’s own free documentation, linked below.

BMS integration notes: Modine BMS Board for Gas-Fired Unit Heaters (PTP/BTP, PTC/BTC, PTS/BTS, PDP/BDP)

Integration in brief

Set the board's MAC address with the DIP switches, leave SW4.8 on for BACnet MS/TP, and use Superv_OnOff (BV 0) to enable or disable the heater. Use Summer_winter (BV 9) for fan-only operation. If the board runs on its own room sensor, write the heating setpoint (AV 0). Monitor the fan and gas valve relays, the room temperature and the general alarm (BO 3).

Minimum points to map

The short list most integrators start with — enough to run the unit from a BMS. Map more as the job needs.

ObjectNameWhyAccess
BV 0Superv_OnOffHeater enable; 0 = off regardless of callsWrite
BV 9Summer_winter0 = winter heating, 1 = summer fan-onlyWrite
AV 0heat_setpt_BMSHeating setpoint (sensor control only)Write
BO 0Supply_fanFan relay status (read-only)Read
BO 1Gas_ht1Low or single stage gas valve relay onRead
AI 3ra_temp_BMSRoom temperature (sensor control)Read
BO 3alarmGeneral alarmRead

Enable & remote start

BV 0 Superv_OnOff (default 1) lets the heater run; when the BMS writes 0 the unit won't energize any output regardless of sensor or thermostat calls. BV 9 Summer_winter = 1 puts the unit in summer (fan-only) mode; 0 (default) is winter heating.

Heartbeat & communication loss

BV 1 heartbeat is listed as a read-only BMS communication heartbeat; the manual gives no timeout or fallback behaviour.

Integration notes

Check it against the live device. A points list tells you what the controller can expose; the unit in front of you may differ by firmware or installed options. Easy BACnet scans a network for BACnet IP devices from an Android phone, reads every object on the BMS Board for Gas-Fired Unit Heaters (PTP/BTP, PTC/BTC, PTS/BTS, PDP/BDP) and exports what it actually has to Excel — free. New to BACnet? Start with what a BACnet points list is and what the object types mean.

Questions about the Modine BMS Board for Gas-Fired Unit Heaters (PTP/BTP, PTC/BTC, PTS/BTS, PDP/BDP)

How many BACnet points does the Modine BMS Board for Gas-Fired Unit Heaters (PTP/BTP, PTC/BTC, PTS/BTS, PDP/BDP) have?

This list has 27 BACnet objects: 2 analog inputs, 6 analog values, 10 binary outputs, 9 binary values. The exact set on a given unit depends on its firmware, installed options and configuration.

Which Modine BMS Board for Gas-Fired Unit Heaters (PTP/BTP, PTC/BTC, PTS/BTS, PDP/BDP) BACnet points are writable?

10 of the 27 objects accept a write. Points marked Command have a priority array: a write holds until it is released, so release it back to automatic when you are done.

Where is the official Modine BMS Board for Gas-Fired Unit Heaters (PTP/BTP, PTC/BTC, PTS/BTS, PDP/BDP) BACnet documentation?

The source is BMS Control System Manual - Models PTP/BTP, PTC/BTC, PTS/BTS, PDP/BDP (6-520.3), revision 2022-06, published free by Modine at https://modine.worksmartsuite.com/PORTAL/io_modules/IOGETIMAGE.php?type=stream&filename=6-520.pdf.

Start with BV 0 Superv_OnOff (Heater enable; 0 = off regardless of calls); BV 9 Summer_winter (0 = winter heating, 1 = summer fan-only); AV 0 heat_setpt_BMS (Heating setpoint (sensor control only)); BO 0 Supply_fan (Fan relay status (read-only)); BO 1 Gas_ht1 (Low or single stage gas valve relay on); AI 3 ra_temp_BMS (Room temperature (sensor control)); BO 3 alarm (General alarm).

How do I enable BMS control of the Modine BMS Board for Gas-Fired Unit Heaters (PTP/BTP, PTC/BTC, PTS/BTS, PDP/BDP)?

BV 0 Superv_OnOff (default 1) lets the heater run; when the BMS writes 0 the unit won't energize any output regardless of sensor or thermostat calls. BV 9 Summer_winter = 1 puts the unit in summer (fan-only) mode; 0 (default) is winter heating.

Does the Modine BMS Board for Gas-Fired Unit Heaters (PTP/BTP, PTC/BTC, PTS/BTS, PDP/BDP) need a BACnet heartbeat or have a communication timeout?

BV 1 heartbeat is listed as a read-only BMS communication heartbeat; the manual gives no timeout or fallback behaviour.

How do I check these points on the real BMS Board for Gas-Fired Unit Heaters (PTP/BTP, PTC/BTC, PTS/BTS, PDP/BDP)?

Scan the network with a BACnet IP browser such as Easy BACnet, open the device and compare its object list with this table. Anything missing is usually an option that isn't installed or a point that is disabled in the controller's configuration.
